Lesare to rezone rezone from GK to ca-2 property south the Tucson-Alo Highway west of Butts Road. The Assistant planning Director stated that the petition is in order, me Planning and Zoning Commission unanimously unanimously recommends that rezoning be ap- oroved as follows: TR for the south feet; CB-2 for the west 540 feet less south 180 feet; CB-1 for the remainder of the area, all subiect to provision for a thirty-fooi-wide halt right ot way on the south boundary ot the petitioned property, a seventy-five-foot-wide halt rignl of way on the west side of Butts Road and to adoption ot an ordinance elminat- ing Ihe "Balance, of 'he existing CB-2 540' east of the west line ot parcel L The Chairman inquired whether anyone wished to be heard. Mr Cesare reported that when he petitioned tor CB-2 rezoning. to accommodate accommodate the development wmch is^ contemplated contemplated for the property The Commission Commission proposed that he relinquish a portion portion of his existing CB-2 zoning and establish a TR butter strip on the south boundary of his land. Mr. Cesare stated that he is not averse lo the Commission's Commission's recommendation except that he did not, nor can ne, agree to ihe depfh of the CB-2 zoninu proposed '-the '-the western portion Ot the property. Mr Seymour expressed his opinion mat there is not sutficient residential development development in the area to warrant the shopping shopping center which Mr. Cesare proposes, Sonstruct. He suggestec. that .Ihe petition be returned to the Commission pending completion of a neighborhood plan, the conditions ot which he intends to meet when he continues development according according to his future Plans tor the area in which water was a deterrent to growth until City water was made available two years ago. In answer to questions from the Chairman, Mr. Baker (who appeared in support ot the, rezoning) expressed his opinion that any delay in potential development of the area is unnecessary. The Assistant Planning Director explained explained that the Commission is of Ihe opinion that the extent of CB-2 zoning along the Alo Highway is not needed and, therefore, ,-saass!^ Â«r, Cesare to relinquish a portion of his existing After further discussion, relative to the need for deeper business zoning along the west boundary ot the property, it was moved by Mr. Weaver, seconded Mr Rubi, and carried that the Board (1) approve-subiect to filing ar, acceptable acceptable Plat to provide for County road and drainage requirements--TR rezoning rezoning for the south 180 feet of the petitioned property; CB-2 for a depth of 750 feet from the west boundary of ths property except for the south 180 feet; and CB-1 for the remainder of the property (including that portion of existing CB-2 which extends easterly of the west 750 feet ot the property on the south side of the Aio Highway) and (2) order the necessary ordinance drawn.
