Half a dozen branch banks are pomnleted or under way. Mont gomery-Ward's new department, store is already showing above the foundations. A dozen big manufacturing plants can bet pointed to that have been completed In the last half dozen years. Homes are building on every hillside. The people of the East-of-the-Eake district have long been clamoring for municipal recognition.

They want improvements In the shape of streets, waterfront and public utilities that will make for greater growth, and the surest way to obtain such is to show the people just what Is being done in that section. For months the real estate dealers east of Lake Merrltt have been working on a system to do away with the endless stream of agents calling on owners wishing to sell their homes. Under the present system property owners were very much against listing exclusively with one agent, simply because past experiences had proved that the agents didn't co-operate with each other.

The progressive agents realized that, also realized how needless it was for all to call at each home separately when a cooperative agreement could eliminate it. They are now completing plans which, when put -into effect, will be the biggest boost to the sale of real estate ever started in Oakland. It is what is called "multiple listing" and this is what happens: When a house is for sale the owner will call at some office of this multiple listing' board or have the agent come to him. He will then list his property not with the agent but with the board he represents, giving him all details about the property. The agent will then send the listing to headquarters by niean8 0f a messenger boy who will call at each office every day for ims REALTORS information.

The scarcity of homes and high rents were, of course, the chief causes of the change. In earlier years many declared thHt It was cheaper to rent tlian to own home, disregarding entirely other Important factors that enter Into the principle of home-owning. While there were certain elements of truth ln that reasoning It Is also true that the advantages of home owning at all times outweigh the disadvantages.

"After the war, when building posts went up, there was a period of hesitation. Many believed that these costs were due to come down, and that It would be good business to wait for that result, before buying a home. They guessed wrong. Building costs stayed up and rentals went higher and higher. Those who bought homes on partial payments In order to eso' high rents have made substantial progress toward paying for them In full at no greater monthly outlay than the amount they had been paying for rent.

Building costs have been established. There Is no Immediate prospect that they will return to (he former level. The city Is grow ing rapidly, lot values are advancing and the logical reasons ln favor of home owning are stronger and more convincing than eVer. "It is predicted that Oakland will have over a half million Inhabitants by 1 932. What will lot values be then? Will it not be mighty poor business to wait ten years more before buying a homer I maintain that all the logic of the situation is in favor of buying or building now." Carload shipments are now being made almost dally of structural steel for the million dollar plaster cement plant at Oer-lock, by the Judson company. This plan was started by the East-of -tire-Lake' section of the Oakland Real Estate Board, and has been endorsed by every improvement club that has met since th plan was advanced. A committee, with G. Wilber Rogers as chairman, is already at Swork selecting sub-committees to take charge of the various details Of the plan.

There are less 200 lots left in Stonehurst, and these are being rapidly disposed of, for Stonehurst is one of the finest properties in the further part of the East-of-the-Lake district. Originally there were 226 of these lots to be but the first week for the sale reduced that number to less than 200 Stonehurst Is one of the finest residence tracts in the East-of-the- ke "district. It was for years the. nor ome of tirh Stone lamny, wnen San Leandrojwas the county sent of Alameda obunty, and the social activities of the Eastbay district centered around the wonderful old homes that were ranged along the old "county road." The old Fe-ralta homestead was only a short distance away and from the Stone home to San Leandro was a mile of these splendid manors. The Stone home was one of the finest of these old places, and it had wonderful gardens and a magnificent lawn where out-of-door fetes were held that were the pride and the Joy of the whole country.

The climatic conditions were tne made the holding of such out-of-door entertainments a pleasure. The march of progress has made itself felt in this district. The Du-rant automobile factory is Just across the street from the old Stone home. But the wonderful climate of this sheltered section ts the same as when lawn parties were being held- and it is Just as fine a place for residence now as it was in those days of early Alameda county history. The property has been cut up into moderate priced homesites and is now to be closed out to the general public.

Some of it has already been built upon and the class of 1 rr.U tV- nr-nl and Star plants have invested heavily in this property and at the prices offered by the Myrans it will be dispose'd of very qutekly. McFall, who operate the Sacramento-Auburn-Nevada City Stage company, hn'e applied to the railroad commission for authority to transfer their operating permit to Sierra Transit Company, a newly formed corporation, in which thev with Hilda L. This may seem a startling statement when that part of California is supposed to have almost a monopoly upon publicity, but it is a fact that they had to come to this city to get a. certain kind of publicity that they craved. The "Home Designer," a monthly pub lication issued by Dixon Hlllen of this city, is one of two magazines with a national circulation! that is published exclusively for the benefit of home owners of the moderate class.

The "Home De-i signer" might be termed the "Bun-1 galow Bupok." -and Los Angeles wanted to appeal to the bungalow owning class. For that reason the southern city appealed to the Oakland magazine and the July issue Is devoted to Los Angeles. But, while Los Angeles bought large space In the Oakland magazine, this is still much this particular issue about Oakland and Oakland got a lot of space, as It does in every issue. The Los Angeles number is worth studying. SMALLEST REAL ESTATE OFFICE RIGHT HERE The United Press carried, during the past week, a telegram claiming that the smallest real estate office in the United States was in Eugene, Oregon.

It is now claimed that the smallest office for the transaction of real estate business is right here in Oakland. The Oregon office measurements were as 6x10 feet. The office of the Colson Realty Service at 437 Fourteenth street measures 5V4x7 feet. The Oregon office was able to house a desk but there is no room for'such a piece of fur-nifun in the Oakland office. There a counter and two chairs and when filled to capacity holds Just four people.
