Wolff, of the Detroit Department of Buildings and Safety Engineering, lists 4 ft temporary housing permits issued for the duration of the rational emergency. Eleven of these are for alterations to single end two-family houses providing rooming accomodations for 45 persons. Forty families will have homes in 38 former stores, for conversion of which temporary permits were issued last month. A significant feature of the Commissioner's February report is the of seven temporary permits for con-ersion of dwellings into nurseries which will take care of 35 children.

In this respect the local market parallels the national trend. The price level is stabilized in some categories and an uptrend is clearly indicated in others, realtors said last week at a meeting of the Brokers Division of the Detroit Real Estate Board.

In a round table discussion, members of the division cited specific sales to demonstrate the trends. Jerry C. Hayes, of the Hayes Realty apartment specialist, indicated that prices of apartment buildings had advanced about 25 per cent during the last two years. Money is seeking investment in this class of property, fce stated. Values of store properties have shifted from the older sections to the so-called "hot spots," it was pointed out by George Sexauer, of Homer Warren Co.

Decreased demand for stores in the in-between areas and consequent lessening of rental values have been largely offset by increasing trade in the newer sections, where modern stores are at a premium, he said. During the 25 years he has been selling small farms and suburban properties, Clarence J. Boldt stated that he had never known prices of the class of property to be so low as at the present time. There is an increasing demand for small farms, he said, and prices are stiffening. He predicted a substantial price advance in the next 90 days.

Boldt reported the sale, since the first of the year, of 11 small farms and 42 city lots, for a total consideration of $41,605. Lester J. Steele, of Reaume Silloway, reported an improved market for industrial properties, after a three-month quiet period. He attributed the upswing to renewal of war contracts, which has given manufacturers greater confidence. One-story buildings are in particular demand, he said, but there is little demand for multi-storied buildings, which as a rule are not adapted for modern manufacturing methods.

Many factory buildings, ready for immediate use, Steele stated, have been sold above reproduction costs. Zoning, he pointed out, has been an important influence in creating this demand. W. W. Tanney, of the First National Bank-Receiver, who was in charge of the discussion, cited an old forging plant which had been sold at a low price and completely rehabilitated, representing an investment of $125,000, but which now was valued at over $200,000 as a going property.
