a policy of title insurance in the amount of Five Thousand Dollars on a lot which he was expecting to buy in one of Houston'a residence additions. He expected to put up on this lot a handsome home, and came to us to secure some definite assurance that his title to the property would be good, and that he would be safe in placing valuable improvements upon the land after he bought it, 5 'A The seller furnished him an abstract, and, according to the the title was absolutely eood any lawyer or attorney in- Texas would have approved it and recommended the closing of the trade. YET, AS A MATTER OF FACT, THE; TITLE WAS ABSOLUTELY BAD there was one of those hidden, unseen defects so dangerous todand titlea and beyond question, sooner or later, this property would have' been involved in litigation AND PROBABLY LOST. The facts were these: Some years ago, the then owner of the property made a will devising all of his estate to his wife, to be hers absolutely upon his death a very usual and proper sort of will later this owner died and then there was a child born. Nothing of record then or now gives notice of the condition of affairs the will was duly probated, and, so far as is disclosed by records, the widow "became the absolute owner of the property." As a matter of fact, however, the widow was not the owner of the property, and purchasers from her did not acquire a good title to the property.

In this particular instance the splendidly complete system of records maintained by the Title Company disclosed the fact of the posthumous child. But even if it had not if the trade had been closed and the purchaser, after securing his policy of title insurance, had gone ahead, improved his property built his hindsome residence he would have, beep thor-' oughlv protected. TITLE GUARANTY TAKES CARE OF CONDITIONS SUCH AS THESE, AND IS THE ONLY PLAN THAT DOES OR CAN DO SO. At the time of suit the Company would take charge of thelefense, pay all expenses that might arise, and when the adverse decision came, as it undoubtedly would do, pay back to the buyer in cash the amount of his loss up to the face of the pqjky. Here is something that no attorney can guard you against before which any opinion is worthless and concerning the existence of which no abstract gives notice the only plan which affords any protection whatever is title guaranty, AND THAT AFFORDS ABSOLUTE PROTECTION.
