A neo-traditionalist community, then, is one that “refers back to history and resounds well, but it is more than just a resounding theme,” Looney said. “It is an interconnection of land and architecture created for the people who live there.” And conventional? Well, that refers to how America has built suburban housing since Levittowns began appearing in the late 1940s. Sharp argues that it does not have to be one or the other. “There are benefits to both,” he said. “It all depends on the piece of ground you have to work with.” A town center, for example, can be ringed by multifamily housing, with larger, single-family homes at the perimeter. “This way, it becomes organic, responding to what the land tells us we need to be doing,” Sharp said. “Variety creates a much more interesting community, and an opportunity for various price points.” Traditional neighborhood design is no longer a fad, but a trend, said William Devereaux of Devereaux & Associates Corp. of McLean, Va., and “while not a majority, a growing percentage is heading toward it.” That trend is about porches, and bringing attention back to the street after years of directing people away from the street and toward the back of the house, he said. There is also a lot of high-density traditional neighborhood design, “and that can cause a lot of problems before we work them out,” Devereaux said. “We have to be careful not to bring a lot of suburban product into high-density urban areas but [rather] design to retain the urban fabric, which is what people are looking for,” he said. Clustering homes — as many as 10 units to an acre — is easier to do in California than in Pennsylvania, where many buyers still want formal entries and privacy. Smaller parcels and the finer breakdown of units on those parcels “to make these developments look as if they were built over a long period of time” are another trend in residential construction, said Eric Zubiak of JBZ Architecture and Planning in Newport Beach, Calif. Courtyards are becoming more important to new-home buyers, the experts say. Once limited to warmer areas of the country, where the climate permits year-round use, the courtyard is becoming an integral part of residential construction, especially in multifamily projects and single houses in urban areas. Homeowners want their carefully planted yards and water features to look attractive at night as well as in the day. There are outdoor kitchens, family rooms with fire pits, dining gazebos and sleeping porches — in other words, almost another whole house. There are “green-court approaches” to entrances, rather than “motor court,” meaning that the automobile continues to be de- emphasized, Zubiak said. Setbacks from the street are deeper, with garages lining side and rear alleys. But lifestyle is dictating trends in surprising ways, too. Evans noted that in the face of neo-traditionalism is the push by many buyers to move farther out “for greater solitude,” to larger and larger lots. Because such houses are so far from population centers, developers are having to provide “country club” amenities and commercial outlets. Clubhouses are growing and more important, but they “need to be designed in proportion to the community,” Sharp said. “How you treat the pool can make things different,” he said. “Multifamily requires pool design that separates children from the adults. Single-family requires pools that offer a variety of activities. Among active adults, the pool is less important than the size of the pool deck for a variety of activities.” He added, “New-home developments that cater to people moving out of apartments need to provide the opportunity to participate in as many activities as possible.” A clubhouse has to be appropriately designed and include multiple seating areas and things like Internet coffee lounges, so people “don’t have to leave their neighborhood to get their Starbucks,” he said. Architects have noticed that, even in clubhouses, people need their space. “It used to be that each unit in a development was satisfied with 15 square feet in a clubhouse,” Devereaux said. “Now, it’s 100 square feet.” Lifestyle shapes trend toward tradition with amenities BUILDING, FROM PAGE G-1 Aging buyers prefer suburbs By Alan J. Heavens Knight Ridder Newspapers A growing number of aging baby boomers may be moving to revitalized downtown areas, but most active-adult developments are still being built in the suburbs. Nine of the top 10 counties in the nation for recent active-adult home construction are in the suburbs, showing the tendency of many older buyers to move just outside metropolitan areas. Nine of the counties are in the Southwest and Colorado. One is in Florida. “About three-quarters of the active-adult communities that are built are in close-in suburbs or outer suburbs, although downtown areas are steadily gaining popularity,” said Bonnie Solomon, chairwoman of the National Association of Home Builders Seniors Housing Council and a vice president of several retirement communities in St. Louis, Kansas City, Mo., and Atlanta. The term “baby boomer” includes people born between 1946 and 1964, meaning those who are now 40 to 58 years old. There are 85 million baby boomers in the United States, according to various estimates. Many boomers are moving to active-adult communities before they retire, choosing to change addresses as soon as their children have moved out. About 80 percent of those responding to an AARP poll said they planned to work after age 65, whether full time or part time, said Constance Swank, the organization’s research director. Boomers are still uncertain how much money they will need to finance retirement. Of those surveyed by AARP who ventured a guess, fewer than half said $500,000 or more, while 17 percent suggested they would need at least $1 million. William Frey, a professor of demographic studies at the State University of New York at Albany, said baby boomers were making the active-adult market younger. Even if boomers move into such housing before turning 55, they do not dramatically alter their lives. They continue to work by consulting or telecommuting. “The difference between the baby boomers and their parents is that the parents were willing to defer gratification until they reached retirement age, while the baby boomers want it all now,” Frey said. Reaching empty-nester status is much less traumatic for boomers than it was for their parents, according to Linda Burghardt, author of “The Happy Empty Nest” (Citadel Press, $19.95), a boomer empty nester herself. “Boomers have higher expectations than their parents about life in the empty nest,” she said. “In our parents’ generation, women especially were much more depressed when they became empty nesters. The world did not allow women a self-image positive enough so they could embrace this change. “Boomer women have been allowed to express their creativity in so many ways, not just their careers, and this will continue after their children leave.” Although children leaving home appears to be the catalyst for boomers to move to active- adult developments, this new independence often does not last. Almost 25 percent of boomers responding to surveys say they think their children will move back with them. Such “boomerang kids” appear to be a growing phenomenon. More than 25 percent of Americans ages 18 to 34 live with their parents, the Census Bureau reports. Among 18- to 24-year-olds, 56 percent of men and 43 percent of women live with one or both parents. A Del Webb survey of its baby boomer buyers found that 65 percent would be happy if their grown children moved back in, and that almost 25 percent would feel obligated to help. Fathers were more eager than mothers to find other living arrangements for their adult children, the survey found. What about their own parents? The Del Webb survey of 1,174 adults ranging in age from 40 to 70 found that 24 percent expected their parents to move in with them, and that half would be happy about it. More than half said they would feel obligated to help, and only 17 percent said they would be eager to find them other living arrangements. Eight percent of boomers in the survey said they would charge their parents rent.
