OFFICE BLUE. mm plrnj SUNDAY EAST IS NOTED First All-Steel Frame Office Building Being Built jn This City. The Calaveras county section of the Mother Lode has entered a new era of development. The limestone and shale deposits of this district have proven to be among the finest in the United States for the manu facture of Portland cement. For over twenty months the, Calaveras Cement company has onerated one of the finest and most up to date plants in the world near San Andreas, the county neat of this historical county of Bret Hart and Mark Twain.

This is the first manufacturing establishment in the county and marks the transition from metalic to non-metaltc wealth. Before a cement plant could be constructed or the finished product transported, it whs necessary to provide transportation. The Southern Pacific company were prevailed upon to extend their Valley Springs branch twelve miles to the mill site, about two miles from' San Andreas. The extension of this line brings closer the timber and other natural resources of thia region. Limestone and shale are being taken from the quarries located a quarter of a mile from the mill, at the rate of about sixteen hundred tons per day.

Recent changes in building con-atruction have made it possible to rect more substantial houses at lower cost to the owner than heretofore. Advancement in this direction Is due to the combination of materials that have evolutionized the industry. The most recent improvement Industry' is the troductlon of a light Tiot rolled floor Joist substituting the wooden floor joist which has served the wrorld for many years. The manufacture of eteel joists ws brought about, ho doubt, to satisfy the builder and owner against fire and earthquake hazard and for these reasons there has been a tendency to use steel. The adaptability of Bteel and its' tnany salient features over other building material have inspired the manufacturer of steel to create many new shapes and types of hot rolled steel that can how serve practically every purpose from the Jopular priced residence to the argest office building.

with lumber and forest reserves fretting less each year, steel Is actually being used where It was not used a year or so ago in building construction. Lumber is used In concrete form construction and while the amount of lumber used for this purpose is unquestionably large, there is the added waste of lumber after a concrete building Is finished; that is, lumbe that does not even remain in the building after it Is finished, but Is hauled away as -waste. With eteel, the opposite is true. Steel sections are manufactured the ejact length as required in the building at the roiling mill and there is no waste. rolled steel beam 24-lnch centers, that are fireproofed underneath with another metal form with, concrete and gypsum fire-proofing.

The apartments themselves are completely furnished from living room suites to dishes and kitchen equipment.

Frigidaire in metal cabinets, steam heat and hot water, Murphy beds, gas ranges, are among the facilities. Hardwood floors have been used throughout with the exception that the stairways and main halls are carpeted from wall to wall. The furniture consists of a Spanish living room set with console table, lamps, rugs, smoking stand, book stand, decorated mahogany dining curtains and drapes. Wall papers have been carefully selected, highly" in the breakfast rooms and imnore subdued colorB in the liv Ing and bedrooms. The three-room apartments which' have a bedroom have been furnished with bedroom sets but have no wall bed.

There are large dressing closets off (he entrance hallways with built-in dressers. The tiled baths are equipped with showers. Trades storage until it is sacked and shipped. This is all accomplished with a minimum of labor, due to the improved mechanical equipment in use. The rated capacity is 3600 barrels or 14,400 sacks ler day.

That the operation of this plant Is a great boon to Calaveras county may best be realized through the fact that several hundred men are regularly employed, San Andreas has had a building boom, the retail stores are growing, an emergency hospital has been built, and a Standard Oil substation established. The county revenues have, of course, been greatly increased, highways are being improved and more tourists enjoying the beauties of this entire region. Calaveras cement has proven-to be a uniform high grade material. It has been well received bs all contractors and users and flias proven the high grade materials available in this locality. Te steel floor beams in a modern office building are compact, due to an ingenious connection device to the main supporting beams, bringing them in the same level floor plane, thus effecting savings in the height of a building as every foot of beight costs money. Steel is also an elastic material so steel beams will spring under heavy temporary loads without danger as eteel is also-the strongest and most homogeneous material in oommercial use.

Not only does the building on East Fourteenth street have a higher value than other forms of construction, but the building can easily be altered In case the owners In the office building at East ii 7th and BROADWAY Fourteenth street and Thirty-first avenue, the floors are of concrete, poured on metal form that remains In the bulldipg. There is no da-ngerous work of "removing wood forms from the flat floor slabs. This saves time and labor, and time and labor represent money. The concrete slab is supported on Lakeside 7616 Now Open. Fourteenth avenue W4SRwP lit desire to alter it or make a change of occupancy at some future date. The salvage value of steel beams is high and they could be easily moved, and even the store fronts oould be changed to suit any type of store front a tenant might desire because the weight of the building Is carried on steel columns which occupy a minimum of space, and allow a maximum of glass display fronts. Another feature that has Justified the consideration of the builder is that there is a substantial saving In the salvaging of all eteel buildings; also if the occasion demands a dismantling or increasing the size of the buiding a much lower cost is involved over prae-tioally all other types. We are making big progress in the United States where svace is a factor in our modern buildings, this being in direct contrast to the ancients who built the Pyramids almost solid in order to support the weight, but how many offices or stores could be rented In a Pyramid fiteel is the only material that has made the skysoraper possible, and Oakland, its architects, business men and contractors are to be congratulated on this modern type of office building, on of the first In California. The architect and engineer was Thomas Keenan, and the contractors, the California Builders and the Judson Pacific company.
