Then his attention was called to what is now the Oakmore High lands property. Here were home-sites in abundance homesites that would share the same 'distinction of environment as Piedmont homesites that would command the panorama of San Francisco Bay, which is regarded as one of the most beautiful in the world; homesites that were in themselves inherently beautiful; homesites that were close in and at the same time- were not.

For at that time Oakmore High' lands were separated from Oakland by Dimond canyon. The canyon could be reached in a ten- minute drive from downtown Oakland, but to reach the property to the east of the canyon Involved perhaps an additional half hour of difficult driving. Then Leimert conceived the idea of throwing a bridge across the canyon. He consulted his engineers, who declared that such a structure would be feasible. And then at a cost of thousands of dollars the bridge was constructed and very recently turned over te the city of Oakland.

As the result ef the bridge the Oakmore homesites were, transferred from what might be termed splendid isolation into a residential development only ten minutes by auto from Fourteenth and Broadway, By releasing this property from Isolation the Leimert company has revolutionized Eastbay residential property values. Brown pur chased several lots in Lakeshore Highlands and in each instance sold tnem at a substantial ndvanca Mr. Brown believes that property Iri Oakmore Highlands will 'increase in value as rapidly as it did in juanesnore Highlands D. GAYLORD LEE, prominent San Francisco jobber, purchased a large corner in the business center and one of the oholce view lots on' Lielmert Boulevard. Mr. Lee has resided in the Rock Ridge District tor a number of years and has seen the rapid increase in values in that district and on College Avenue and is of the opinion that Oakmore Highlands will experience a simi lar development and rise In prop erty value.

RICHARD W. TTJTT, retired banker of San Leandro. purchased a homeslte on Oakmore and contemplates a home of the Col onial Type. Mr. Tutt selected Oak more as a place for his future home on account of the many advantages airoras.

BESTOR ROB, INSON, former Assistant City Attorney, is. building a fine Italian home on Bridge view Drive. Le Rpy E. Baird has the contract for the construction of Mr. Robinson's home.

Mrs. Hagen is an artist and sculptor of prominence, and in the designing and building of the home on the site selected, she plans to embody many original and artistic ideas.

C. M. GRIFFIN, builder and contractor, who has built many hdmes in the Lake district, has purchased a lot on Bridgevlew Drive and will build at once F. E. JEFFERY, representing the H.

D. Shroder Company, of San Francisco, purchased a lot in the upper portion of the tract and plans to build a home this summer. F. B. KARSEBOOM, representa tive of the Standard Oil Company of San Francisco, selected a lot on-Oakmore Road.

Mr. Karseboom Is of the opinion that Oakmore will develop rapidly and become one of the outstanding residential developments of the East Bay. J. R. WOOD, of the Durant Motor selected a lot on Oakmore Rnad overlooking Dimond Park.

Mr. Leimert tells me that the explanation lies in the fact that the boundaries of the sites follow the contours of the property.

However, the fact remains that when an owner secured a homeslte with -a strong individual appeal he is most anxious to preserve that appeal with an individual and a -distinctive home. In emphasizing the -importance of architecture I hope that I will not be understood as attempting in any way to argue for increased building costs. Such is not the case and a well designed home should not prove' more expensive. i It is my conviction, that there is a dollars and cents value in ft well designed home. This brings us to the question as to whether our local people are taking, advantage of this prosperity. i We know that people from other communities and cities are Investing their money In the Eastbay district. In other words, are, our citizens making the fact that 'they are living in the fastest-growing community In American mean anything to them in dollars and cents? For those who are not and who are anxious to share in some of the prosperity that is taking place, may I submit the following facts for consideration. CLOSE-IN HOMESITES LIMITED.

Desirable, close-in homesite locations are limited in Oakland, as they are in every large city. Every year the newcomers demand home-sites. And as they buy and build, the area of close-in property is accordingly reduced. Those of us; who have been here for any length e'f 'tlrne- remember when we con- sidered the Lakeside district away out. It was on the frontiers of the Oakland residential section, asne might' Consider the location, of tha Lakeshore district today.

The expansion of the city of Oakland, the development, of our residential districts have now brought it almost into the center of the city. A significant Idea as to what is taking place in Eastbay property values can be gained by comparing the prices at which the Lakeshore property originally sold with tho prices which are asked for the same property today. With Oakland on the threshold of (ts. greater era of prosperity, the same opportunities to enjoy the benefits of appreciation of value of Oakland property are presented' to the citizens of today as were presented--only -a few years only- difference is that the opportunities for profit are really greater.

It would, therefore, oe my sug gestion and I believe that it is a sound and conservative one, that every citizen who can possibly do so take the first step toward a home by acquiring a homesite. Leimert for his courage and vision in throwing the largest single span concrete bridge in the West across Dimond Canyon and making available the scores of homesites that are represented in Oakmore Highlands. For years these magnificent homesites have constituted a challenge to all thinking realtors.

Set against a beautiful scenic background and qommandlng an inspiring panorama of San Fran cisco bay, the property Is splendidly -adapted for home purposes. As the desirable, close-ln homesites were purchased and withdrawn from the market, the demand for more property of this description becanv more and more emphatic.
