"The recent opening of Fifteenth and Seventeenth streets, from Franklin to Harrison streets, Immediately started business moving eastward, and at the present time there are several new business buildings undr course of constructiom-bplh: on Webster and Harrison streets, and others under contemplation. It is reasonable to expect that Harrison street will not be the 'boundary line for business, as Oakland keeps steadily growing and the city extends its street openings eastward. The new 1 tube to Alameda being constructed at the foot of Harrison street will bring large amount of travel over this boulevard, which will be the natural line of travel between Alameda, Oakland and Berkeley. The proposed opening of Altce street from Nineteenth street to Lake Merrltt will- also enhance values-in- this general, district. Those who profited through the opening of Fifteenth and Seventeenth streets believe that the same degree of profit will be realized between Harrison street and Lake Merrltt as the contemplated street (openings are brought about.

"Within this zone there are now ome very fine buildings, such as the Regillus apartment hotel, the Raymond apartments, the Brown apartments, and many other high-class structures. Severn others are In the course of construction be-tteause of the constant demsuid for 106 MAKERS OF AUTOMOBILES the surplus created knowingly. The statements of such factories as issue stock selling reports have been disquieting. For instance one large factory made over 10,000 less cars in the first quarter of 1923 than in the first quarter of ,1924 and the financial writers mad much of this. These writers have been all too anxious to take advantage of the present situation and have created alarm.

Among the men who supply ma. teriaj and equipment to the car makers there is little to be heard that is pessimistic in tone. The makers of cars have trimmed down specifications or held back shipments and apparently the parts and equipment" men' feel this Is for the best. Commitments are small and stocks of material in hand are small and the car makers stand safely in a financial way at all It is seemingly a case of waiting out general conditions and everyone is confident. Interior Decorating and Painting of the New ALAMEDA COUNTY TITLE INSURANCE BUILDING the Contract of C.

Buyers have been found by the writer who were actually waiting to find out whether the larger tires of low pressure were going to prove a success. It so happens that many have been intevlewed who were using balloons and, with few exceptions, these users have heartily commended them. So it would seem that such facts will -have on the future market.

As the facts permeate the doubters will bo brought into line, with the result that buying, oft postponed; will be later than usual. It might be 'safe to say that weather conditions coupled with the skepticism among the buyers on balloon tires and possibly four-wheel brakes, combined, held back the business. Schedules were not maintained in April on a basis with March. Makers will not go back to high schedules maintained in the first three nfonths of the year until there has been started a buying movement which will wipe out any surplus stocks in hands of dealers and distributors or stored by the manufacturers. When replenishment is mandatory to meet the demand, then schedules Will be returned to the old time basis.
