T h e nearly impossible situation faced by the industry s exemplified by a massive outflow of funds from mortgage enders. by rising mortgage rates, and by materials costs .hat are rising at an unpredictably swift rate. But a reuort by Advance Mortgage Corp. of Detroit suggests that still anotho factor adds to the pummcling being administered to housing. In spite of pay increases, customers are literally unable to buy. A d v a n c e Mortgage s u m marized the predicament: this way: "Home-buying costs have been rising some 3'A times as fast as their customers' in come." This indicates that even if they can borrow, m a n y customers won't do so. "In the past 12 months," thi repirt continues, "average new home prices have increased a ast 18 per cent, and mortgage terest rates on a 90 per cent .ortgage are now in the range ' 914 per cent where usury ws permit, compared to 8W er cent a year ago. "That adds up to a 28 per ent increase in the monthly Myments on a typical home nortgage - compared to an 8 3*r cent increase in average 5ersona] income. 1 ' And the sales prices might o higher still.
