THE HOUSE OF THE WEEK 4B RACINE SUNDAY lULLETIN Sunday, July II, 1965 Split Entry Home Has IndividualitY There s plenty of it in tliis split entry house, with a main and a lower level, outdoor decks on both sides, a sunken porch on the right, a semi-octagonal living room and many other dramatic touches. LOWER Two-level plan permits all main rooms to be located on upper floor, with huge areas for outdoor living; extra rooms, including fireplace recreational section and two - car garage, are on the lower floor. By Andy Lang (AP Newsleatures Writer) You might as well face it: If you like things that are ordinary, you're not going to be too pleased with the latest House of the Week. It's for people who want something different, something with a touch of glamor. Architect Rudolph A. Matern has provided it in a two-level contemporary home replete with dramatic effects both inside and out. More Light Possible Despite the many design features of this house, it is basically a split entry, a type of home that has risen to mass acceptability in recent years. You may have seen it referred to as a raised ranch. To get a good mental picture of the split entry, think of a one-story ranch with basement which has been pulled out of the ground a few feet. The main part of the house is thus a little above ground level, the basement part a little below ground level. One of the principal advantages of this construction is that the lower floor can have larger windows, more light and ventilation and, consequently, more all-around livability. There are three bedrooms, two baths and a lavatory on the elevated or main level. The lower floor can be finished when the house is constructed or done at a later date, if desired, but there are two extra bedrooms in this area as architect Matern has designed it. But either or both of these extra rooms can be used for studying or following a hobby if they are not required as sleeping quarters. Note the unusual upper level layout. There are raised outside decks at either end. The one at the left of the house can be reached from either of two bedrooms. The one at the right is accessible through sliding glass doors from the living room or dining room. There is a four-sided view from the semi-octagonal living room. While this is sufficiently dramatic in itself, a circular-hooded wide open fireplace provides an additional highlight. The service area at the rear of the house is modern in every respect, with a kitchen, railed breakfast section, plenty of cabinet and closet space, and a separate entrance. The recreation room on the lower level is a twin of the living room above it. It also has a fireplace, with a sunken porch under the deck and sliding glass doors leading to it. This floor also has two bedrooms, previously mentioned; storage and closet space almost everywhere you look; an extra bath and an extra lavatory; and an oversized two-car garage. No Traffic Jam Traffic control in a split entry house is excellent, since from either the front or rear entrance no one enters either level unless it is his destination, thus avoiding unneces sary steps. Another advantage in having the main floor raised above ground level is that the bedroom windows are four feet higher than normal, adding that much more to the privacy. The main entrance or mid- foyer of this home has a slate floor, an angled wall, a wrought-iron railed balcony and a 90-degree turned staircase. The foyer ceiling is one and one-half stories high. For the family interested in a house with individuality —and with a plot that can handle the over-all dimensions of 85'4" by 30'2"—Design H-91 is the answer. Buying an Older Home? est Plumbing H-91 Statistics Design H-91 has a living room, dining room, kitchen and breakfast area, three bedrooms, two baths, a lavatory, and two deck porches, on the upper level. The lower level has a recreation room, sunken porch, two bedrooms, a lavatory, a large amount of storage space and a two-car garage on the lower level. There is a mid- foyer and two smaller foyers. There are 1879 square feet of living area on the • upper level, not including the decks and porches, with 1509 square feet on the lower level, not including the sunken porch and garage. Over-all dimensions are 85' 4" by 30' 2". By Andy Lang lAP Newsfeatures) When looking over an old house with the intention of buying, just how far can you go in testing things while the owner is present? Business or no business, it is sometimes a bit embarrass ing to rattle doorknobs, flush water closets, pound wall? and wield tape measures during an inspection of the premises — unless the real estate broker has brought you there when the owner is away. Guideline to Follow Perhaps a good guideline for prospective purchasers is this: on the first visit, ask questions and get a genera idea of whether this is the kind of house you might like to buy at or near the asking price. On the second visit, get down to the serious work of looking into the details, either by further questions or closer examinations, or both. The owner can hardly resent your attitude this time, since now he knows you are a probable or possible buyer and not just a looker. Check Plumbing You can get some idea of the efficiency of the plumbing system in an existing house with a few simple tests. Close the drains in the bathtub and bathroom sink and fill them with water. If the water is rusty, find out why. If there is a sucking sound when the water drains, be suspicious of siphonage of the trap, not always easy to correct. A single leaky faucet doesn't mean anything and can be fixed with a new washer. But if many faucets are leaking, it indicates a gen eral condition of disrepair and is somewhat of a warning signal. Flush the water closet and see how smoothly it operates If it takes a long time for the bowl to refill, water pressure in the house may be poor or the toilet tank equipment may need adjustment or replacement. Poor Pressure? Poor pressure also is indicated if you turn on the faucet In the kitchen and then, when you turn it on in the bathroom, the water in either or both places slows to a trickle. The water heater or hot- water storage tank should bare the label of the National Board of Fire Underwriters. Since much of the workmanship that went into the plumbing installation is hidden — and good workmanship is as important as good materials —it is sometimes difficult to weigh the value of a plumbing system. But by making the simple tests previously mentioned — and calling in a plumber if you feel that something is wrong — you can avoid major trouble right after making your purchase.
