Like FHA Standards A he construction standards which must be met are those which govern FHA mortgage loans. They stipulate, for instance, the maximum spacing of joists and studs, types of wood to be used quality of workmanship, plumbing! heating and electrical requirements. VA also has issued suggestions tor site-planning, architectural designs and arrangement of pre- appraised homes. These are only suggestions, and VA can't force builders to go along even if they do get pre-construction appraisals But the builder who follows VA suggestions in building homes for veterans is going to get a higher appraisal on his product than the builder who doesn't. That's what builders want—higher appraisals. The GI bill states that no home can be bought with a GI bill loan unless its VA-appraised value is no lower than the asking price. Means Better Construction For instance, if the builder asks 910,000 for a house and the VA says it is worth only $9,000 no vet- T n uM, an buy that house with a I bill loan. The builder has to lower his price to $9,000 if he wants to sell to a veteran needing GI loan aid. That's why most builders are going to get pre-construction appraisals on the homes they build for veterans. They know that with VA watching their building and checking construction methods they will get higher appraisals and henco will be able to sell for more money. Builders know that many potential home buyers (veterans) have no way to finance their purchase other than by the GI bill loan The result, says VA, should be oetter construction In a lot of new louses.
