FOR A UNION CLUB SITE. PART OF THE ST. LUKE'S HOSPITAL PKOPERTY LIKELY TO BE JEGOTIATIONS PISfDlXO WHICH WILL PUOBABLY IjSAB TO CLOSINO THF. If present indioationa may be trusted, only aome thing unforeseen can prevent the removal of the t'nion Club to the northweat corner of Fifth-ave. and Fifty-fourth-st.

Negotiations have been in with the trustees of Bt. Luke's Ho6pitol, which owns the fraund, ever since the cltib de? cided laat May to toove further up Fifth-ave. At flrst tho club men met a stoiw wall iu tbe of a refusal on the part of the truatees to eell a part of tbeir property. hospital grounda cx tend from Fifty-fourth-st. to Fifty-lifth-st.

108 feet, and 400 feet toward Sixth-ave, ai)d thcrc fore oover thirty-two oity lota. The prioc asked for the entire plot waa $2,508,000. This piew of land was far too large for tbe site of even so wealthy a club as the Union, so an effort naade to get other peraons to buy all that part of the plot not needed by the club. Tbla uneucor6sful. In Us report of May 14 tlic I'nioa C'luVs Site Commiltee aaul: lt was Biiggeated that.

tbe Univeraity Club rnight will ing to take the north half of the Fifth-ave. front, and efferta have been made to uscertain vhetber there was anything to justlfy that stfggestion. From the information received, bowever, the com mittee believe that a purchaoe by this club jotntly with the Uaiversity Club is at this time imprao ticable." The Site Committee turaed its attention to oUier gjtuationa, but found its task a diflieult one. Will iaut Waldorf Aator wae asked by cablc if he would the plot owned by him on the northeast oorner Fifty-sixth-st. and the avenue.

Mr. Astor, bow? ever. refuaed to listen to aa offer. Anothtr site which was viewed with fivor was the south half of the block between Forty-third and Forty-fourtb the tside of the avenue, nnd still anothcr, the three northcrly lots in thf same block. lt was impossible.

however, to make satis factory terma with the owners. Whlle the committee was thus in a quandary the trustees of St. Luke's Hospital made nn offer which puve the Site Committee a ray of hope. The hospital would sell a part of its plot. At first it was tbought that a front of 100 feet in the avenue and a depth of 175 in Fifty-fourth-st.

would bc all that the club would necd. The trustees, bowever, preferred to sell just one-quar Ur of their property, or city lots. which would make a site or 100 by 200 feet. The Union Club men were willing to take so mueh, the only ntiostion now is ono of pi.ee. The trustees ol the hospital and the club's Site Corn ndttee have each appointed sub-eouimitteer.

to Bettle that. jioint. Two millioii dollars and a half is what the trus teee wanted for the whole property, but, the one Quarter of it wanted by the Union Club is nutu rally worth more than one-fourth of that, sum. The trustees ilually decided thut 1800,000 would a reasonable tigure, while the Site Committee decided that would bc all that the club would pay. Tliese sums were tetiled after some preliminary BegvBBataOBfl.

A diflcrcnce of 8100,000 is no sniall afiair, but the temper of both bi.ies B888M be in favor of arriviug at an agree tncnt. A mutual spirit of conecssion would bring the transaction to a close in a short timo, and 8 man who is well ihtorniod ou the negotiations yes lerday gave it as his opinion that tbe tiaiisaction would oJoaad in a week or two, There ouu be no cjuestiou that one 6ide wishes to buy and the Otbet to h-11, and when this ta the case something likely to "drop. In the flret place, tlie site is perbaaa tlie most eligible one which the club could find. It is lir BBOngb uptown to make it unlikcly that anothcr reaaoval noithward wo.ild be decadea, if ever. Its proximity to the Vanderbilt houses and to tlie other fine rabidewea which are helag erected, or are abaut to in the avenuo protects h) iu great natastire from the maroh of business in the thoroughfnre.

Agaiu, the Mto is on the northwest corner, a fact of Bitniftcanoe, for there are Union Club members who would rather remain iu the elubhottsp, aithough they favor BMnriag, than go to a property that Ls not on the northwest corner. The bite 'ommittec recognized the existence of this prejudicc wheu, according to ita report, it directcd its attention in the first instance to the Weat sidc ol the avenueT" and to lots eituated ou tlie northwcbt corners." Tlie secret of is that looking out af the club windows in the ia an laafMrtaat aaaaaaaaaat of many meBttbers, und only in a building on the north? weat corner can they eecape the sun. Even in a clubhouae cn the southwest corner the rays would shiue on the windows at the tu.ie in tho alternoon. Then, tho club would uot have to buy a bnild ing only to tear it dowu if it BeOBied the Filty fourtli-st. aite.

The buildings oi the hospltal are uil ou the north half of Uic plot, exeepl bause for the superintendent and aaraea. Thia, which was paid for by Wiiliam II. Vanderbilt, is VU the lilty-fourtu-st. side, but at tho ead of the property, more than 800 feet froin the avenue. Tlie cluo could therefure bnild its on the plot witbout diaturbiBg a single eiaudiug builUing.

Tbe hoaaitaJ pcople could keea the liifctitation on ibi picaeal bite, ii they wl even ufur the ereattaa ot tlie elabhouaa. It is only a questini of time when St. Luke's llospitaf will campelled to move to a pJaoa where ground la cl.eaper. The have recognized thU and have had tlnir pyea on si-venil attea beyond lla; llarlem, ulthoueh not him; defmite 1ms been done It tnay Ih- inentioiie.l thal there is no potsibiiity ot hospital's removing to the I'tnd at iurdham wbleh acqulred the llouse of oi Oooaamptivea tVaa Into it. This property.

which oontaiBB four aetea and is worth about 9100,000, will be aold. If the Union Club baya the property ai FIfty-fourth-st. the hoapital truRt-et. make an effort to aell the of ihe BBaaawtf ut on.e. so that the instifitioii may ba rem.ved.

would be no need ol the hoapitul's coinM uptown as so.u aa tlie trusKes aold the iata at but it a bnUdinif were put np there it would ahut off llght and air from the pittents. The Union committee had reported that the plot at Forty-fourth-lt, would oual ggoO.000, ard that the one at Fortv-tbird-tit. could hardly be boueht for leaa than $1,000,000. The hospital site id therefore not more expanaive than others whhh uave been nnaaHtml The Metropolitao Clu'ipaid $410,000 for propertv at SlxtFetbet and bat the Union riub could pay more a aite. a8 it can u'et a rnnsiderable hiii.
