Kalny days make little difference ir the sale of Rock Ridge property. In. fact, the limousines are as busy taking people out on stormy days aa the touring cans-are on clear days.

Rock Ridge is as beautiful in the rain as in the sunshine and many people feef that a rainy day Is the best time to pick out. a home site, because if one is altogether lovely under a cloudy sky. It is certain to be delightful when the weather Is bright. The natural drainage of Roek Ridge is so splendid that the water runs off quickly and does not make as much mud as there is in other portions of the city. And now that the roads are paved and the sidewalks lined, with gutters and curbs one can go anywhere in the prop-, erty with as much convenience as in any older portion of the city.

The office of the Laymance Real Estate Company is being bombarded with Inquiries about the terrace. As yet no definite date can be given for its opening sale, but it will not be many weeks off. Some reservations are already being made, where there seems no reason for such a favor. Those who are asking to have sites in the terrace held for them, afif men and women who are already art bomesltes in one of the other Rock' properties, Rock Ridge Park or Rock RJdge Place. For it was long ago an assured fact that any one who saw Rock Ridge and came under Its spell was more apt to buy several lots before he was through with it, than to be satisfied with one.

Rock RJdge terrace is a property which will appeal to the same class of people who have bought in tho other Rock Ridge subdivisions. Because it la laid out in larger sites, for tho most part, and is covered by larger building restrictions, there will be fewer and costlier homes on these highest hills, than in other portions of Rock Ridge. That Is saying a good deal when there are now $12,000, $15,000 and $40,000 homes under construction in the park and the place. But there aremany people who are looking for villa sites which will be surrounded with homes of a given value, and these people are going to gravitate to Rock Ridge terrace aa naturally aa a flower turns to the sun. The mansions on the Claremont hills, Just across the ravine, will now have similar homes in the neighborhood, for Rock Ridge terrace Is the same class of property as that upon which the Hart, Taylor and Hinds homes are built, and today sells Tor very much less than land in Claremont can be bought for.

Needless to say, the small sites of 60 and 80 feet In the terrace are being anxiously watched by many who appreciate the value or owning prop erty adjoining residences wmcn from $10,000 up. cost Track Work Outs David Warfleld, Vt in :59. REALTY MARKET PROSPECTS GOOD Shrewd Speculators Take Time by Forelock and Buy While Property Is Cheap. "Oakland Is certainly makifg history for Itself at th present said F. F.

Porter, th real estate broker, who recently Joined Mr. Snyder's business with his owa. "The numerous large sales that are being made at the present time Indicate that the shrewd speculators can see that Oakland 1b destined to be In the fore rank of the large cities of the Pacific Coast and that now is the time to buy while property is still cheap. There re few cities, if any. where property can te bought at prices that prevail In Oaklana, which will produce such handsome In comes as here and It Is my opinion any purchases made with care and good judgment will more than Gourde within the next eight or ten years.

So far as I am concerned I am very well pleased with my change, amd business at present, even though it has rained almost continuously since moving, 1b very good with good sales record, largely to out of town people and local Speculators, who are taking advantage of the present prices. It Is my oprn-ton that property pdjacent to the water front which should develop Into manufacturing and wholesale' districts, win soon show marked activity." Mr. King, the head of F. F. Porter's rental department, reports a decided In crease In the number of houses rented during the month of January, over that of last year, a large per cent, of the families coming from San Francisco and outside points.

"There is a steadily increasing demand," he said, "for houses in the better residence section. Cottages of modern architecture, are much sought after, there being few to supply the demand. Many retail firms are seeking locations, causing a keen competition, for the few available. "We are In. receipt of many applications from wholesale houses anxious to make Oakland their main point of distribution, reallzingithe advantages to be gained by so doing.

Kvery Indication rtnta toward 1911 being one of the most notable In the growth and prosperity of thiSf-city." OAKLAND REALTY OUTLOOK SUPERB Outside Capital in Large Sums Seeking Investment in Local Income Property. 'Conditions could not hn better," said William J. Laymance of the Lay-mance Real Estate Co. "Everything tords- toward good business, and real estate Is feeling the 'impulse. The abundance of rain has had its temporary deterrent effect on buyers, but notwithstanding the inquiries have kept up remarkably well.

But we will be compensated by the good It has aone in increase of business later on. 1 FAVOR OATiTFORTSTA. "Many conditions of 1910 will reach into 1911 with beneficial results. The of tn Past -prolific year will help this year's prosperity. Quoting from the American National Bank's PlnsnMol tt 1 v.

i ifornia In 1910. regained her position as among the mineral producing state3, by leading all other states, including Alaska, in gold production, and producing nearly 75,000,000 barrels of oil out of 190,000,000 In the United States. "It can be realily seen that all these factors will have their influence, on real estate transactions. OtrTSIDKRS SEEK IXVESTMENTS. "A careful tabulation shows that there is a continued demand from outsiders.

We had over twenty-Tive personal calls on real business from this source this week. LaTger amounts of money are seeking1 income investment, and are beim? satisfied with less income looking to increment in holdings for compensation. There is plenty of money to be had in ordinary amounts, and large amounts can be obtained when needed. On the average the week has been a good one in -our line throughout the cjty, a number of important deals having been started and consummated, our office having been successful in several large transactions."
