Germans go on office buying spree By Tom Rowland Property Correspondent GERMANS are set to be the largest foreign buyers of office block freeholds the City of London and the West End for the first time this year.

Figures for the first nine months show a number of German banks and pension funds going on a spending spree. Lower prices in real terms than since the mid-1970s for much commercial property combined with the strength of the German currency against Sterling are said tobe behind the influx of funds. Mr Julian Nairen, partner in the City office of estate agent Jones Lang Wooton, said a third of all commercial property bought in the City during the period went to German investors. However the figure needs to be put into context because he estimates that the volume of sales is down heavily, with City sales worth £423 million in the first nine months compared to billion for the period last year. None of the buildings acquired German companies and institutions could be described as a landmark most are run-of-the-mill ant hills on the edge of the City or West End.

Hotel Colditz for that great escape A BRITISH property developer has won a contract to produce plans to turn Colditz Castle, where the Nazis imprisoned the most troublesome Allied prisoners of war, into a leisure complex, writes Tom Rowland. Millingtons, a firm based in Milton Keynes, Bucks, which specialises in feasibility studies for more conventional hotel projects, has been commissioned by the State of Saxony. It is to prepare plans to turn the derelict German castle, near Chemnitz, into two hotels, with holiday flats in the surrounding countryside. Mr James Gemmel, a director, said: "It is a lovely part of Germany, and the nearby prisoner of war museum already attracts over 10,000 visitors a East Germany used Colditz as a psychiatric hospital, but even these unpleasant associations and the building's crumbling and neglected state have not deterred the attentions of a series of British builders and developers. There has been something of a race to be the first into the place made famous by valiant efforts of others to escape from it with both Trafalgar House Construction and Mowlem, the London-based construction firm, hoping for a share in the Colditz scheme.
