president of the State Savings Bank, is to start work immediately on an apartment house on the south side of East 19th street, between Eighth and Xinth avenues. The plans call for a building three stories high in front and lour in the rear, containing eighteen apartments of two and three rooms each. The. rear of the building is of one story below the street level, allowing for a large basement where the owner has planned to establish a first-class dining-room for those in the apartments who wish to use it for outsiders. The lounging-room, kitchen for the public dining-room, store-rooms and the urnuce-room are on this floor.

Each apartment is- planned with a large cabinet "kjtclien with a back entrance and. a bath room. In the three-room apartments both the1 Marshall Stearns wall bed and the Holme's ppea rug bed have been used the first in the living rooms and tlje second in the dining rooms. Each apartment has a fair-sized reception hall. All the rooms are very large ranging from 12 feet 6 inches by 1 feet and 13 feet inches by IS feet 6 The apartments will be heat ed by steam.

The exterior of the building has been treated after the straight line Gothic as shown above. Sidney B. Newsom is the architect. Mr. Newsom was a member of the firm of Newsom Newsom of San Francisco, but in future his offices will be in Oakland at Twenty-fourth street, where ho is building a large apartment house for himself.

Fur beauty of location this apartment house is without a rival, surrounded as it is by pariv and open lawn, and withal it is only ten minutes' walk from the postofflov and two blocks from the Key ilniit-e. Inn. Tiiere are many new features incor-I orated in this building by the designer, a physician, who has mad a special study of department hous' construction from a health and comfort standpi'int. 'Every room and bathroom opens to the outside, there being no bulit courts or air shafts, thereby lessening the danger of fire. A cooking side board in the dining room takes the place of a kitchen and can be closed when not in usf an idea from the most expensive New York City establishments.

A new desig.i of Marshall Stearns wall beds was made especially for this house. The landscape art glass windows, by ooper-Dombrick add a charm to the spaciows reception room. The' light fixtures are a-special design of chains, only. Polished, floor! and rugs are used throughout. Every apartment has a private porch, and the public roof gardens are reached from the sun room or billiard parlof on the roof.

Each apartment is wired for main line 'phones, with long distance in the office. The house is heated by steam and supplied with hot water by an oil burning furnace in the basement. The purpose of the design lias ben to reduce the labor of house keeping to a minimum. Excellent janitor service will lie maintained and a caterer will be in the building to supply such delicacies as desired or supply entire meals if requested. An electric fountain is to be place.

Business Is Active "The new year has opened upon an extremely brisk renting market." says F. P. Maiden of the leasing and renting department of the Eaymenee Real HMate Company.
