34 (AT THE HOLIDAY INN) New Street Exit 46, L.I. Expwy. New York City AR 1-0601 433-1272 212 CI 7.4800 New York-The City Planning Commission has scheduled a public hearing for April 9 to consider special permits for new office buildings that would include large and lavish Broadway theaters. The buildings are planned for the sites of the former Astor Hotel and the Capitol Theater. A proposed new theater in One Astor Plaza on the west side of Broadway between 44th and 45th Streets would have about 1,700 seats.

According to the commission, the theater would have wider rows and larger seats than existing Broadway theaters and more backstage and intermission space than the others. The building would also contain three restaurants and several bars, with one of the restaurants fronting on a widened Shubert Alley. There would be, in addition, a movie house below the legitimate theater. Two new theaters would be included as part of the 48-story office building proposed for the Capitol site on Broadway between 50th and 51st Streets. A sweeping circular stairway would link a theater below.

The capacity of the smaller theater would vary from 450 to 650 seats, depending on the production. Plans call for several performances a day in the small theater; one-act plays or small revues, for example, might be staged during lunch hour, at 5:30 PM and twice during the evening. In December the Board of Estimate approved a planning commission proposal giving a bonus of extra space to builders in the Times Square area who incorporate legitimate theaters in new office and apartment buildings.
