It's an egotistical pace. Its a space that says, Ive made it. Gladstones lofty ambition is shared by a number of other building owners. As prime building sites have become scarcer, costlier and smaller in recent years, some developers have stepped up efforts to create Manhattan office space that appeals to tenants seeking the pinnacle of prestige and willing to pay the steepest of rents in the most expensive market in the nation. The efforts have been spurred by the past decades flood of specialized foreign and domestic companies, especially financial-services and investment firms, that want small but lavish spaces and top-notch services in Manhattan.

Also, the explosion of computerized trading operations has led some developers to include more sophisticated support systems that add to the costs of space. The spaces that succeed are in neither the tallest nor the shiniest buildings. The buildings dont even have Trump in their names, nor do they claim World Trade or Empire State status.
