Sundoy, August TO, 1969 HOUSE OF THE Compact Design Provides Outdoor Areas By ANDY LANG is a modest one-story house, with a total habitable area of 1420 square feet. But the placement of the two-car garage gives on over- effect of additional size and character. Because garage protrudes, the house is set back on the property affording privacy from the street An open court is created the entire front of the house. At the same time, there is a secluded outdoor living area at the side behind the garage. Architect Lester Cohen has divided this bonus space into a porch and a patio, accessible from the living rom, Jo, accessible from the living room, dining room and kitchen through st ding glass doors, as well as from the front porch and the garage.

At me left side of the center hall and facing the front is the living room which gets a full measure of privacy from the front court and porch. With the dining room forming an behind the living room, there is a spacious feel to both rooms, even though neither is very large. A family hall has an interest- Ing corner fireplace. Want a small room to seem larger? Paint the woodwork the same color as the walls. Want a large room to get a more intimate feeling? Use deep colors.

Ceiling too low? Paint it a pale tint of the wall color. Ceiling too high? Use a darker color than the walls. Blues, blue-greens and blue- grays are not recommended for a room xvith a mode-n exposure. The extensive use of warm red, oranges and yellows is unwise in a room with a southern exposure. This does not mean that all of these colors should be avoided in such rooms: only that they should not predominate.

Color can be especially useful in a kitchen, which lends'itself to a variety of colors more than most other rooms. The cool blues, blue-greens and blue-grays can be brightened with accent splashes of gay yellows, pinks and corals. When white is used for walls, it can be highlighted with touches of both warm and cool accents.

The shape of a box-like kitchen or one that resembles a long galley will take on'a more interesting apearance if one wall is enameled in a different color than the others. To widen the look of a long, narrow kitchen, paint the side walls a light color and the interior of cabinets and drawers. In most cases, such interiors are painted the same color as the exteriors. But they will look a lot more attractive if enameled a contrasting color. What can you get for your own house? You don't have to put it up for saie to find out. Any reputable real estate broker in your neighborhood can give you an idea of what it probably will bring and how long it will take to sell it. After checking into all these things, you may find that you and your husband are no longer far apart on what to do.

You may reach a decision to remodel, but spend less than you originally planned. Or you may begin looking for another house immediately.
