This tract is 6 miles south of the Arkansas river, in a well settled and a well farmed part of the county, and lies in the famous Ivan-hoe Valley, that is considered as good land as there is in the state.

The soil is 12 to 15 feet with a heavy black sandy loam, then a red clay subsoil for about 40 feet, then gravel which is laid with soft sheet water that is inexhaustible. There is not a hill, rock, lagoon, draw or spot of. poor soil on the entire tract. There is not another tract of land that is as near perfect as this land. It all inone body and is all fenced and watered with windmills ready to use, and is leased for grazing this season, one section.

Stock do finem this grass the year around and our cattlemen double their money in one year by. grazing this land, and never feed their cattle only when the ground is covered with snow. The grass is mostly buffalo but has some grama with it. There is just enough sand in the soil to make it farm nice, but it is not sandy. The land on all hides of this ranch is improved and settled with farmers from central Kansas, who are building good homes and prospering.

They are growing good crops of wheat, co oats, barley, cane, Jtnom corn and other similar crops. Crops can be seen around this ranch that will much more than pay for the land they were grown on. There is a good telephone and mail route running south from each of these towns, and the roads from the. ranch to either town are the very best for hauling or automobiles. At the present time there are no buildingg and no land in cultivation.

on this ranch. But every acre of it could be plowed in one big land with a steam or gas traction plow, would be ideal for large farming, which can be done very cheap in this way.
