N. Gaines, Manager Florida Land Company, Topeka, Kansas. My Dear Sir: You ask me what I think of Florida after spending a month here, as compared with my former views. You. no doubt, remember that my first trip to Florida, as was this latter one in May, was on my own Initiative.

When I wrote you In December. 1913. that 1 intended to make trip to Florida and that I would be glad to go with your crowd but that under no circumstances did I expect to purchase any of your land, you gave me such a cordial Invitation to accompany you that 1 joined you on one of the most enjoyable trips of my life. As stated by me at that time. I came for the purpose of looking after certain Interests I had in Florida, and incidentally taking a rest from the exacting cares of my business.

As soon as 1 saw your Tropical Fruit farms land. I made up my mind that I wanted some of It. In direct opposition to my own preconceived notions, and without solicitation on the part of anyone. I made a purchase of eighty acres on that trip In January. 1914.

Before returned to my home in Kansas, I wanted to see more of Florida, and accordingly, went down the East Coast country, stopping at Palm Beach. Lake Worth. Fort Lauderdale, Miami, and other smaller towns, running out over the country and investigating the soils, their productivity, the conditions of grapefruit, oranges, and other fruits, and the growing of beans, tomatoes, epgplant, and many other vegetables, together with the conditions of seasonable planting and successful marketing. You also remember that I passed up through the North New River Canal through the heart of the Everglades to Lake Okeechobee, stopping off at various places to note the condition of the Everglade country. Its soil, the facilities for Improving it, and the varied conditions that prevail, which must be seen to be known.

1 went home to Kansas with an enthusiasm for Florida, born of personal contact with conditions of climate and beauty of perspective, and a deeply inlaid impression of the unusual opportunities presented by present day Florida to those who exercise a reasonable degree of intelligence and a determined purpose to wrestle with nature and compel the climate and soils Florida to produce abundantly and pour its wealth into their pockets. Jn my enthusiasm 1 formed a fixed purpose to return to Florida at an early day and investigate further with a view of making it my home. I arranged my affairs acordipgly and again on May 11. 1314. started for "Florida to observe the climatic and other conditions prevailing throughout the summer months.

1 made my way leisurely along, stopping off to see and learn wherever opportunity offered, finally again landing on Tropical Fruit Farms land one month ago today. I have spent the entire month here. I am providing for and making improvements on my holdings, having In view the planting of grapefruit and orange trees in the near future. I have seen much of Florida. I have observed closely, the diversified crops that may be produced and the varied conditions of soil in different parts of the state and the more thoroughly I become acquainted with the soil here, the facilities for natural drainaee.

the climatic conditions, the security from killing frosts, and the facilities for water transportation, the more enthusiastic do I become concerning the wonderful possibilities of this immediate country, embracing as it does your tract of land. Indeed I consider myself exceedingly fortunate in securing a choice piece of land, and I prize it so highly that I am anxiously waiting your return that I may add at least another twenty acres to what I already have, I was freely advised not to spend the summer months In Florida as I would find it oppressively hot. This advice, of course, was given by those who had never been in Florida. Thia Is another instance of corroborating the statement of Josh Billings who said, "The trubel with a grate menny peepul iz that tha no so menny things that 1 not so." The last thirty days have been something of a surprise to me. While Kansas and states even farther north have been suffering from a temperature running up as high as 100, we have been fairly comfortable with the thermometer ordinarily registering from 70 to 86, sometimes going up to 90 and 92 and twice only to 93.

Even at the highest temperature recorded our nights are cool and comfortable. As a summary of the whole matter, we congratulate ourselves on Investing in Tropical Fruit Farm land. 1 Because the soil is a spledid combination of soils well adapted to growing vegetables, hay and grains, but especially adapted to the growth, development, and permanency of citrus fruit groves. 2 the drainage is natural and inexpensive. 3 Because the climate is here ready to second every effort made to induce the ground to pour forth its untold wealth in vegetables, flowers, fruits and grains.

4 Because the Gulf stream is near us on the east and Lake Okeechobee- on the west as safeguards against killing frosts. 5 Because we are on the county highway from lake to ocean, and the contemplated Improvements by our county and state authorities will give us in a reasonable time easy access to the laka on the west and to the towns and ocean on the east, 6 Because we are on the St, Lucie river and already have water transportation connecting us with the East Coast railway and the transportation facilities of the Atlantic. 7 Because with reasonable intelligence, careful attention, and energy, we believe a man can make more on ten acres of this land than he can on the best quarter section in Kansas. Our personal observation of conditions that prevail so far in the cummer months not only fail shake our faith in the future of this country, but strengthened an already determined purpose to build us a home and surround it with the beauty of nature in flowers and ornamental shrubbery and with her utility in citrus fruits that command the attention of fruit loving people.
