Charles Knapp of Now York who Is sojourning at Terra liolla for a fewdajs tells some interesting stories of transactions in San Joaquin valley land twenty years ago long before the present Kind boom in this territory decades ago -Mr Knapp was employed in the general offices of the Southern company at Kan Francisco in the capacity of assist-1 ant to Secretary VVilcutt He I laid access to contracts made for pur- I (liases of Kan Joaquin valley lands vliich had been acquired by tbe railroad company by special grant as a bonus from the government The grant gave the railroad company alter-i bate sections for several miles on el-1 thor side of the main line through the valley some of the land being irii-1 gable some desert and some mnun-lainons The land was offered from 50 rents to $250 per acre terms onn-lifth down balance in fife years with interest The cheap land demanded an initial payment of 10 rents per acre the better land 50 rents per acre Hav-' ing made the Initial payment and finding no buyer tor the land iby the time the annual interest became due mans contracts were allowed to lapse rather than risk more his was especially true with the 50 cent lands Thousands of acres between Merced and the Tehachepi mountains sold for 50 centB per acre Including the territory now known as the Kern county oil fields which has produced many millions of dollars This particular portion of the railroad holdings was considered almost worthless so much so that many contracts were canceled by buna fide fcuyers after first payment Was made "Coming here after ail these years this is certainly a revelation to me-" said the visitor ia a wonderful development in evidence hpre which is simply beyond any idea You know what the prospects are better than 1 can tell you It is a very beautiful country with great possibilities in fact I have seen nothing in California where I have lived many years of greater promise than the immediate Terra Bella section It is a country in which I would consider anyone i lucky to locate" Mr Knapp was vice president of Briggs Ferguson Co the firm which sold the famous Fruitvalle estate at Fresno known as the Kearney Boulevard tract and the placing of same with eastern investois was done di- rcctly through Mr Knapp's personal efforts in New York and elsewhere Tile Kearney project started the Fresno boom After vainly trying to interest people in and around Fresno in the original scheme of selling the land by auction expending $10000 in advertising to Yuma the sale was a pronounced failure An opera house was utilled for a week with sales afternoons and evenings with music and free distribution of fruits but all tills effort sold but three' 20-acre tracts Mr Knapp then proceeded to New York and his sales aggregated about $700000 This was the foundation of the fortune of Theodore Kearney who wdllcd ids famous property to the state university It is well known to Fresno people how much tile project has paid in dividends under the able management of Mr Frizolle The Kearney project was a sub-division embracing an elaborate bole-vard scheme the highway being 100 feet wide with three driveways lined with palms pampas grass and red and while oleanders there being four parallel beds of the ornamentals The boulevard was originally 15 miles In length but has been extended by the Fresno Irrigation Farms company to Kings river also the Empire district a full section of which Mr Knapp sold and developed for tho Empire Vineyard Orchard company The Empire property was planted to all kinds of citrus and deciduos fruits and was iho first property to be developed in that section Mr Knapp also developed and planted the Atlas tract adjoining tho Empire of which Judge Cooney and Dr Long of Kan Francisco were the largest owners Among other properties developed on tho Kearney estate by the firm of which Mr Knapp was vico president were the Lafavorlta Paragon adjacent to the gate house of Kearney park which was the residence of Mr Knapp Nrstell Avellana Monarch Estrella Place Kackett and many other 20-acre holdings to the extent of 3000 acres of which property located oil tho boulevard today is held at $1500 per acre and better The Kearney property sold on tho average of $117 per arre with water All of the developed properties are today very productive and profitable WOOD AND COAL FRESNO FUEaj CO 102 Telephone Main "This very fact is what broke up many countries The monopoly of the industries At that time the onlj? chance for a monopoly lay in land and the nobles grabbed it all forcing the tenants to pay rent and w'ork for them The same conditions have developed In the United States There are three kinds of liberties Political liberty industrial liberty and religious liberty justly due us under our own constitution and yet we are ourselves forcing out of our reach our Industrial liberty did not realize our conditions until it was almost too late Until we had given away most of our public lands anil energies Let a few men have them all and we called that developing the country We let Morgan Guggenheim and the others make our laws and nominate our congressmen and senators and we elected them and thought we were doing a great thing have given away to 200 men 13000000 acres of our lands enough to cover the state of Illinois Nebraska Wisconsin Missouri New York and Ohio and called it Speaking for a moment on a side issue of Woman's suffrage the speaker told of his fight for this cause for as he says certainly could not make a worse job of It than the men Here he also put a strong point down on the voting Democrat or a Republican because your father was the peoplo have begun to wake up now that they have given away everything they have and are desirous of getting it back It was Plerpont Morgan who made the continued Mr Heney "that one unscramble scrambled eggs and so now if we want equal chances we have got to fight for them Mr Heney then told of the La Fol-lette campaign stating that he stood for exactly the same principles that Roosevelt stands for He told how La Follette had bragged that he would get 100 delegates to the Chicago convention and when it takes 400 to elect a nominee he showed where La Follette had no chance and how his presence in tho state was merely working against tho progressives He showed that even if La Follette won In California he could not get the nomination and how he was only doing a great injustice to tho cause by coming here and breaking up the progressive vote thus giving Taft the lead He stated that he hail all the respect In the world for La Follette and would like to see him president some day but that he had no chance now Had withdrawn once from the fight and now conies back to cause trouble anyway Roosevelt did more to advance the spirit of progressiveism In one month than La Follette did in four" he said and concluded his talk with a hope and belief that the May primary would mean Roosevelt Heney had no more than laid the foundation of his talk when he was forced to hasten over tile best part of it In time to get to the end before his train left for the north It was a masterly address and held the audience spellbound saving those many times when the applause was deafening He took the night train for San Francisco WOMEN ADVERTISE SPRING FESTIVAL PORTERVILLE April As a part of the advertising incident to
