jf Erected Oxy-Acetylcne Weld- ing Uied in Struc- ture of Linde Company Archltacti and construction an- Klnears from all part ot tha country will mobilise at Niagara Falls next 'Wednesday, June It, to in spect the larjest steel bulldinj yet constructed without the aid of riveters. The visitors will be the guests of the 'Undo Air Products a unit of Union Carbide and Carbon Corporation, and the struc ture which they will inspect Is the Research Buildlnar, which the company ia erecting at its Niagara Falls plant. Ozy-acetylene welding as a sub stitute for rlvetins; has been successfully demonstrated on many small buildings during the past sev-' eral years, but the Niagara Falls structure li the largest building project yet attempted where gas-welding haf completely replaced riveting In the fabrication and erection of the steel framework. The building la a mill type struc ture with a single aisle and mezzanine operating floors. It la approxi mately 76 feet wide by 260 feet long, and Is 42 feet 6 Inches to the lower chord of the trusses, A full span 10-ton traveling: crane extends the entire length of the building.

Approximately 300 tons of steel were required for the framework. if this framework had been riv eted, in place of being gas-welded, tenants of adjoining buildings would have been compelled to listen to' the itoisy rat-tat-tat of the riveters for the four weeks' period which the erection work is requir ing. Under the gas-welding method of construction, however, the work has been comparatively noiseless. So that the technically trained visitors may have" every opportun ity to test the practicability of employing gas-welding- on major steel structures, the new building is be ne placed at their disposal for in spection before it is entirely completed. The framework has been approximately 90 per cent assembled, but only 60 per cent of the field welding has been completed.

All phases of the construction work will be In progress when the visit ors Inspect the building on Wednesday. During the past two years there has been an ever-increasing interest on the part of construction en gineers and others interested in the erection of large buildings over the feasibility of eliminating rlvetlnK work entirely from the fabrication and erection of the steel frame work of structures. Opened Week Ago, Will Raise Real Estate Values The official opening of the Bun rise Highway last Saturday bis boost for entire Lone; island, but more specifically for the South Shore of Nassau County, according to Michael J. Thia srrowth will he reflected In increased real estate values ot property with frontage on the Sun, fin, HTfchwav. "One factor to be borne In mind In gauging future gain in values of this highway frontage is that only the south side of the highway Is available for private purchase, tne other side being the right-of-way of the Long Island Railroad and he State of New York. Even the south side is not suitable for bulld-lns: along its entire length, as at several points the highway runs above grade, and its borders are fenced In. In such Instances, front age has no exceptional vaiue, as one would nave to go io tremendous exoense to erect a building at grade with the concrete surface of the road, "I expect soon to see office build. fngs, hotels, and theatres sponging up along this route beyond Free- port.

There is a demand for buildings of this type. There Is not a single commercial hotel or theatre between Freeport and Amltyville. "The rjresent population In the area between these points on the South Shore, including Bellmore, Wantagh, Seaford, and Masaapequa warrants at least one theatre, and the traffic alonir the Sunrise High way warrants a commercial hotel." "Two Important tacts are now becoming apparent," the Boards report states. "One Is that on plots 100 by 100 or larger It is possible nnn desirable rooms per floor than under the old law.

The second is that architects can now design non-ilreproof apartment houses witnout naving 10 duuu ttrm mniwi on the front or sides of buildings facing streets. In fact under the new law, necause or me nravialons nermitting the use of fire stairs or lira towers, non-nro-proof buildings can be constructed without fire escapes." wniiam T. McCarthy. Brooklyn rvhtWt. declares that it is a big advance over the measure wnicn it superseded.

By reducing the number of stairways required and by allowing reasonable leeway in pro viding space for courts ana yaras, the new law gives great flexibility in planning, Mr. McCarthy said. He cited as an example a six-story. non-fireproof apartment house on corner lot 100 by loo. ana con taining 6 three-room and rour- room apartments or a total ot -o rooms to the floor.

"Under the old law In a building of this type," Mr. McCarthy said, "two stairways and fire escapes would have been Under the new law only ona stairway and fire escapes or fire stairs are required. The builder, is permitted a choice of either fire escapes or fire stairs. "The flexibility of planning per mitted under the new law shouia actually reduce the cost of con structlon in units built on plots 100 bv 150 or larger. Just what the actual gain In money might be Is difficult to estimate until some of these bulldnlcs are actually con structed.

However, even If the cost the buildings were no lower than under the old law, the better planning which is now permitted would more than Justify the enact- ent of the new measures. The Board also predicted that the provisions regarding converted dwellings would work out satisfactorily, although their real ef fect will not be realized until actual Inspection of these buildings is started.
