Chlek 1 Glra Bas "Rad Hair." Bringing Up Ftbr." "Wllft 'Silver Valley.1 The third annual report of the Keystone Bond and Mortgage Company, prepared by Jacob A. Freedman, president, indicates the noteworthy progress made by this successful enterprise, controlled by a steady conservative policy. Most of the present shareholders, he reveals, paid on the average $103 for a unit of one share of preferred stock and one share, of common stock in the corporation, and have received regularly $9 per year on each unit held. I The board of dlroetora baa de-1 dared a dividend of Hi per cent, on the preferred atock, payable July .1, J.92S; and also a dividend of $1.00 on each ahara of oommon atock, payable on aame date. period of devolopmont Ilea bo-fore the company Mr.

Freedman aaya, "and a more rapid Increaaa la earning power Je anticipated. "Tbia company wa organized In May, 1925, with a capitalization of 1252,500. Subecrlptiona wero not fully paid In unlit th early part of 1626. By very conaervatlvo admlnlatratlon and with avoldanc, of overhead ex penae, th company earned aufflclent during the first year to pay dividends to Ita stockholders at the rate of 7 per cent, on the preferred atock, making a total of 11 per cent, on an Investment of $101, and this waa not done for the purpose of any atock floatation but waa prompted by a policy to divide Its earnings among lta stockholders. "We realise that the company had to have more working capital and in September, 1926, the stockholders authorized an Increase of capital to $512,500.

by. the Issuance of 2,500 additional shares of common stock at $4.00 per share, to be sold In units of one share of common and one share of preferred at $104, which was offered to the stockholders of record only In accordance with their respective rights and which was subscribed, for almost in toto by the stockholders. Thus far this has been practically a cloae corporation and all the benefits have been ehared equally by all the stockholders. Tha Company has prospered even, beyond Its expectations. "So far wo havs not sustained a single loss, and this la duo mainly to the rigid Investigation that la applied to every application for mortgage loans and the desire of the company to get quality in mortgages rather than large fees.

We have been selling our mortgages at substantial profit and in this way havs beh enabled to reinvest in new mortgages. "In furthorancs of a more conservative policy and In line with suggestions made by some of our bankers It wms found to be good business to reducs the dividend paid on the common stock from $4 per share to $2 per share per annum. Thus far the company has paid to ita stockholders continuously and without Interruption 7 per cent, on the preferred stock and $3 per share on the common stock, and I feel confident that such payments will continue. The Keystone Bond and Mortgage Company, which maintains offices at 82 Court street, has as its Trust Company Investigation Proves Current Trend. Travelers accustomed to judge the United States by the City of New York have occasionally referred to this country as a nation of cliff dwellers, housed by the hundreds In enormous structures.

Nevertheless, in American cities as a whole the use of apartment houses as contrasted with private dwellings Is not as prevalent as in cities on the continent, although there has been ISO 12 Olenwood. 8406 Myrtle Ava. Olenwood. 940Q Myru Gold. Gold and Band Bt Oraham.

A ISth Avo Lyo Dn Futtl, "Buck Private" UM fi Mr FoW7 trend in this direction in recent years, according to The published by the New York Trust Company. In the past, most American families even in the cities have owned their own individual homes, and the trend towards the rented apartment is a fairly recent development. At the present rate of this trend, it will not be a great number of years until the majority of the city population will dwell in apartment houses. The Department of Labor reports that uhilo in 2921 58 per cent, of the families provided for in all classes of new buildlnge were housed in one-family dwellings, In 1927 this proportion fell to 88.3 per cent Since 1921 the proportion of apartment houses In total new building construction has doubled. It is possibly significant that the average expenditure for the single family house is now greater than the family unit in an apartment structure.

In the past six years since 1921 the average cost of private dwellings has steadily Increased, ris ing from 83.97a in that year to in 1927. The cost of multi-family dwellings, however a more inclusive term for apartment houses has fallen since 1924, except for a very slight Increase last year, and the Average coat to-day of 84,170 la very close to the 1921 level. With 1821 ss sn index of R)0, the Index for the cost of a one-family dwelling In 1927 was 121.6, and of a multi-family dwelling was 103.8. John Ballweg Elected Trustee John J. Ballweg, president of tha Novi Candy Company, Wyckoff avenue, was elected a trustee of the Hamburg Savings Rank at a recent meeting of the board.

Mr. Ballweg fills a vacancy created by the death of Henry Doht some months ago. The Hamburg Savings Bank established in 1905 and now has over 22,000 depositors, with deposits in excess of 812,500,000.
