Promises 583,000 One- Family Homes in Year Construction of new single-family houses in the United States this year will amount to about one new unit for every 209 persons, according to a rvey by the Mortgage Bankers' Association of America. Based upon this data, it would appear that around 585,000 single-family houses will be built in the United States in 1939, which is more than generally predicted at the first of the year and greater than estimates being made at the present time. Sixty-nine representative cities and towns ranging in size from Chicago to Rexburg, Idaho, with a 3,048 population were included in the study. The highest rate of construction in this basic type of new building is predicted for the Middle West, where 65,211 new single-family houses in 32 cities and towns are expected, or a ratio of one new unit for every 177 persons.

In eight far western and mountain cities and towns 13,285 units are predicted, a ratio of one for each 186 persons. In 15 southern cities 11,060 single-family houses are expected to be built in 1939, or a ratio of one for every 199 persons. In 14 eastern cities and towns the ratio found was one new unit for every 38S persons, or a total of 14.245 new houses. Data was compiled from reports by association members in these 69 cities. The association pointed out that the estimates merely reflect the average opinions of members in the communities studied.

In some cases, it said, these predictions seem too high while in others they appear lower than the present building trend would Indicate. The builder said he originally planned a development on the former Belmont estate to contain about 50 houses, but his success eo far has encouraged him to extend the program to 150 homes.

Mr. Terranova stated that his original plan was a 40x100 plot for each house. He has increased the dimensions to 60x110 plot, which allows more space for the, garage runway, and ample garden and lawn area. Then he added to tne design, he said, which is one of the features of the newest dwellings, a sun porch on the roof of the garage. The Delano Park homes are built of stone and contain the modern equipment that women look for in a new house.

1 a- xnjM Callan Pleased With New Sales Builder Reveals Steady Increase In Home Demand That the "custom built" house still has Its attractions for many home buyers is evident irom an analysis Just made of sales of homes at Wyngate-at-Great Neck by Patrick J. Callan of Callan Brothers, own ers and developers. Ninety-two I homes have been sold in with a total sales value of $1,350,000, in the 30 months since the community was started. Thirty-four of those homes, with an aggregate sales value of $470,000, were houses that were built to order in accordance with buyers' plans and specifications, Mr. Callan reveals.

Since the average price of all homes sold at Wyngate has been $14,500, Mr. Callan points out that the development has been in a price class that catered largely to families that had owned less expensive homes in the past and had learned from actual experience that certain essential advantages are required in a home for which it is necessary to spend the difference to get Just what the family wants. The entire park project will be developed along the linej of a Williamstown Colonial village. It is the culmination of a dream of Josei)h Zorn, president of James Madison Builders, developers of the project.

MANHATTAN FINANCING Financing of the development has been advanced through the Knickerbocker Federal Savings and Loan Association of 640 Madison Manhattan. Actual details of the financing were worked out by Henry Gelies, vice president of the Knickerbocker, in conjunction with William Guardinier, chief underwriter of the Federal Housing Administration for the New York area. The $900,000 figure is believed to represent the largest loan ever placed through a Federal Savings and Loan Association for this type development In Brooklyn. The actual plan and development of the layout of the entire area was prepared by Charles M. Spindler, architect of this borough, who worked under the direction and in conjunction with George Cavallier chief architect of the F.H.A.

The exterior of the homes will be solid brick of strict Colonial architecture, with all steel casement windows throughout. All landscaping will be finished by the developers in conformity with the entire Colonial mode throughout the park. Cast of the homes will range from $5,990 up. A unique feature of the new financing charge is the low 4' percent interest charge plus a small premium for F.H.A. insurance.

In commenting on the development. Mr. Zorn said yesterday: "All my life I have dreamed of be-In? able to furnish the prospective home owner with a dwelling combining maximum comfort with minimum cost. Quentin Park Homes seems to be the answer. Located in one of the finest sections of Flat bush the development is close to Brooklyn College and James Madison High School.

The neighborhood abounds in churches of all denominations; it is close to all transit plus the fact that it Is right next door to beautiful Marine Park. "It is close to Sheepshead Bay and all beaches," he continued, "and gives the city dwellers an or pnrtunlty to live in the country for the lowest possible rent while buying their own home." Paving Helping Halperin Homes Paving of the first complete street In the new Halperin Homes development at Avenue and E. 52d St. in Flatbush is being completed this week, according to Nathan Halperin, builder of the one-family, air-conditioned bungalow models which have been selling for more than a year.

The street. E. 52d, is now being finished between Avenue and Avenue giving prospective purchasers at the development a more than adequate picture of what the community will look like when complete. To Dedicate New Project hi Hyde Park Zenith Homes Colony a new community in the incorporated village of New Hyde Park, will be formally dedicated on Memorial Day, next Tuesday, when the first model home in an initial group of will be opened for public inspection. Paul Fager, the builder, who has erected homes for thousands of people throughout Queens and Long Island, plans a total of 100 dwellings in the Zenith Homes operation.
