Body stria condos in irin plan By BILL FARRELL Daiy News Staff Writer Industry City Associates, the owners of Industry City, located at the Bush Terminal in the Sunset Park section of Brooklyn, have formally filed papers with the New York State Attorney General's Office to turn part of the complex into industrial condominiums. "We have filed the papers to make 650,000 square feet of Industry City available for condo sale," said Ira Press, the Director of Real Estate for Industry City Associates. "The whole key to the plan is that Industry City will still offer long-term leases. By selling condos, it affords our tenants certain flexibility in choosing between either to purchase or lease their industrial space," he said. Among the new lessees at Industry City, which is located on 35 acres along the Brooklyn waterfront, is the City of New York Department of Finance.

The city plans to use 130,000 square feet of space on one single floor as a center for the department's light printing, bindery, and warehousing facilities. "The relocation of the City's Finance Divison to Industry City will provide a host of logistic advantages since all the divison's operations will be contained on a single floor," Press said. "This is the third such relocation to Industry City by New York in the past three years," Press added. "This move is another indication that more government agencies are looking towards the benefits of the outer boroughs." Industry City's close proximity to Manhattan and the availability of one of the best labor markets in the Metropolitan Area were among some of the factors in the move to Brooklyn, according to Press. The director added that construction of the new space will be designed specifically to meet the needs of the department.

"We are able to do this through our in-house architectural and engineering staff, which will facilitate and expedite the construction process," he added. Other tenants at the 19-building complex have the advantage of re-, ceiving government-guaranteed low-interest loans of up to $500,000 for new machinery and construction, if qualified. These loans are made possible with a mininum of red tape through the Southwest Brooklyn Development which provides the ties with many government agencies.
