Thomas C. Assaly Corporation Ltd. thinks it has the answer to this riddle in its approach to the development of Westcliffe Estates. The semi-detached homes run in price from $58,600 for the Diplomat, which has a split-level entry, and a 10-foot by 14-foot one-inch master bedroom on the main level, having a walk-in closet and full ensulte bathroom. On the ground level is -an 11-foot by 12-foot eight-Inch second bedroom or family room, with patio door to backyard. This three-bedroom house also has an eat-In kitchen with pantry a separate side door leading to Uhe laundry, sewing or mud room, and a 12-inch cedar veranda in the front courtyard.

4 The Ambassador priced from $60,200 is the third semi-detached three-bedroom home. It stands mid-way In floor area at 1,478 square feet between the Monarch and the Diplomat. Like the Diplomat it has a laundry on the main floor. This model has a wood burning fireplace but no family room. Ranging in price from 40,600 for the three-bedroom Niagara, with 1,103 square feet to the $54,469 Kingston, the garden home models number six in all including the two-bedroom, 968-square-foot Pembroke, priced at $49,925.

Some of the features of these homes Include the 15-foot four-inch guest bedroom or finished recreation room at the lower level in the Niagara; the 23-foot nine-Inch by. 15-foot three-Inch L-shaped area In the" Windsor priced" from and ground level powder rooms in the Hamilton ($52,747 and up); the Windsor, from $51,730, and the Cornwall, from $49,410 Thomas C. Assaly completed its Greenbank -Village AHOP 56-patlo home project in 1976 and it sold out before it was finished. Greenbank Square, comprising 60 patio home was also sold out before completion in 1977. -Actually, Westcliffe Estates is at its sixth stage of development.

Thomas C. Assaly has been in the development business for 23 years in Ottawa-Hull. He did not expand into project housing until 1960 when he developed the first all-electric subdivision In Canada at Glenwood Domanine in Aylmer, Que. After development of several senior citizen and family housing projects for the Ontario Housing Corporation, he launched into Woodroffe on the Green in 1963 and Trend Village in 1967. Recognizing the need for a Spanish type suburban villa, he then created a new development in Westcliffe Estates in 1969.

Right now, at the far end of the development, Assaly Is building a new rental community called Bell's Court. These 150 three-bedroom garden homes. occupancy, is planned for August-September rent for $375 a month, Including indoor parking, wall-to-wall carpeting, and four major appliances. For example, Model Is a corner unit with a side door as well as a front yard. The guest bedroom or den Is located on the lower level and has its own powder room.

Similarly, Model A has the same lower level den and washroom, but also has a staggered front'elevatlon to vary the streetscape. Features of the Model include the large, 17-foot by 11-foot one-Inch living room and the 14-foot 10 inch by 11-foot one-Inch master bedroom (on the upper floor), and a powder room on the ground floor near the entrance. An entirely new development Is Assaly's Confederation Glen single family home project on Flan-nery Drive and Confederation Crescent in the Hog's Back-Confederation Heights area. The road is in And basements, for display models completed In this "cluster home" development the home designs being named after Macdonald, Cartier, Tupper and their compatriots. With average prices running from $79,200 to $86,500 these homes will have cathedral ceilings, raised living rooms, open staircases and entrance halls the full height of the building.

The cumulative total of starts to the end of April was 1,224 units for Ottawa, an increase of 13 per cent over the same period last year. Single-detached units were up 77 per cent to 200, while other types totalled 1,024 units for an increase of 6 per cent. Ottawa had the highest Increase for single family starts in the four-month period of any of the 10 census metropolitan areas in Ontario. In the first quarter of 1978, Ottawa had 1,035 starts which was an increase of approximately 32 per cent wmgffierii land.

There were only 40 units financed under the AHOP program in March this year, as against 169 units in March, 1977. Nepean township reports building permits Issued from January 2 to May 31, 1978 aggregated 422 with a value of $19,136,299. This compares with 442 permits worth $22,384,465 a year earlier. Permits Issued in the five-month period this year for both double dwellings and row housing units showed a sharp acceleration. For the doubles, permits numbered 81 (162 units) for a value of $5,657,000 this year, against 66 permits (132 rperiodr ralue of I For row housing units, seven permits were issued for 217 units worth $4,751,000, against three permits a year ago for 170 units, valued at $3,464,000.

But single' dwelling permits were down from 113 to 76, the value falling from $5,010,500 to $3,458,000.
