All are ready for immediate delivery and qualified buyers need as little as 5 down payment. The California-style homes contain two, three or four bedrooms and come complete with wall-to-wall carpeting, gas heat and central air-conditioning, a dishwasher, range and self-cleaning oven, plus an energy-saver package including thick insulation and storm windows and doors. As members of the Village Greens community association, new residents will enjoy use of the existing facilities, including two Olympic-size swimming pools, four tennis courts, a playground and several recreational areas which are accessible without having to cross any public streets.

One way he sees to accomplish that goal is through utilization of a new retrofit technique perfected by Dow Chemical.

It combines insulation and siding to literally "wrap" the home in a protective envelope. The system is based upon the use of Styrofoam TG brand insulation installed during standard re-siding jobs by home-improvement dealers. Both layers of material can be nailed in place over a home's existing outer walls, Alford said. The new insulation concept approaches the problem of sidewall retrofit from a new perspective adding more insulation from the outside of a home, instead of the inside. Panels of Styrofoam TG insulation are nailed directly over the home's original exterior fitting together with tongue-and-groove edges for a snug fit and covered with new siding.

Alford said the company has been working with individual contractors over the past year to get the new program in operation. He said educational meetings were held in over 30 key market areas to instruct dealers in proper installation of the product, using standard siding techniques and materials. How extensive is the potential retrofit market? Almost limitless, according to Alford, who said the number of homes re-sided each year roughly equals the number of new homes built. But that still leaves millions of other fuel-wasters in need of better insulation, he added. Berkshire Hotel Sold The Dunfey Family Hotel a subsidiary of Irish International Airlines, has announced an agreement to purchase the 500-room Berkshire Hotel in mid-Manhattan from the Backer estate, the owner-operator.

John P. Dunfey, president, said the company will take over operation of the hotel at Madison Ave. and 52d St. early in 1978, although some Dunfey executives are already working there. Dunfey said his company's first task will be "to renovate and refurbish the Berkshire to the status of its former elegance." The chain's 25 hotels, with 8J)00 guest rooms, are in 13 states from Maine to California and include the Parker House in Boston and the Ambassador East in Chicago.
