20 I MERCHANT TO BUY DEMOCRATIC CLUB Contracts Prepared for Sale of Famous Fifth Avenue Parcel to K. Smith. Smith Co. suit end cloak store on West Fourteenth street. Contracts of sale are ready to be signed and within two or three years the old fashioned Ave story brownstone structure will be replaced by a modern etoro building that will cost at least $200,000. The property, which fronts 42 feet on Fifth avenue and has a depth of 100 leet, is the only one on the east side of the block front between Fiftieth find Fifty-first streets that Is not included In the site leased In April, 1920. by Saks Co.

for their new store. Plans were recently filed by Saks Co. for a nine story structure to cover the sites of the old Buckingham Hotel and the Belgravla Apartments. Mr. Smith when seen yesterday by a reporter for The New York Herald said he Intended to put up a store building of the same height and in harmony with the one which Saks Co.

will build. It was rumored a few days ago that Mr. Smith was negotiating for a long term lease of the National Democratic Club property. It was learned yester- 1 day, however, that the transaction in- volves a sale and not a lease. It is not known what the purchase price Is has been agreed on between the i-lub and Mr.

Smith. It was admitted, however, by members of the ways and means committee of the club that ar. offer of $1,000,000 was made recently and was refused by the club. Several months ago the club could havfe leased the property for $75,000 a year but declined that offer. It was learned yesterday that Mr.

Smith has not found it necessary to arrange outside financing to put through his end of the deal, as he wl'l pay cash above a first mortgage which the club ha-s arranged to take back. The club purchased the property about twenty-five years ago from Cord Meyer, who lived in the house Jor many years. The purchase price was $175,000. A few years later the chjb had an opportunity to sell the property for double the purchase price, and as the years passed offers were made which ranged $500,000 to $1,000,000. The club boasted the fact that Grover Cleveland during the years between his I'residential administrations while he practised law in New was member.

But the club reached the pinnacle of success while Mayor Vai Wyck was In office. The clubhouse was i filled nearly every night and Mayor Van Wyck and the faithful were among I the throng waiting to be received by Mr. C'roker. Van Wyck and Chief Dev- cry were weights too heavy for CroU- cr's shoulders to bear and with the defeat of Mhwjard in 1901. he sailed for Troiand.

David Belasco, playwright and manager, purchased the four story dwelling at 71 Cast Fifty-second street, about 125 feet west of Park avenue, from Mrs. Herman Tappo, who held It at $70,000.

The Pershing Squate Building CorpoVatlon, of which I S. D. Leldesdorf is president, has awarded the excavation contract to the Thomas Crlmmins Contracting Com: pany. Bids for the twenty-two story superstructure will 'be received from general contractors as soon as the plans are completed by York Sawyer, archi! tects. The easterly portion of the old hotel site, which was sold by the Pershing Square Corporation to the Bowery Savings Bank, Is now being improved with a fourteen story structure.

The proposed twenty-two story bulld! Ing at the southeast corner of Park avoj nue and Forty-second street will have stores on the ground floor and In the basement, which will connect with the Grand Central subway station. There will be a banking room on the second floor, thirty feet high, and twenty office floors above the banking floor. Negotiations have been completed with a large insurance company to lease three of the floors, havin an aggregate net area of about 67,500 square feet. According to the Pershing Square Building Corporation, the fact that the Equitable Life Assurance Society is to erect a large office building opposite the Pennsylvania Terminal, coupled with the fact that there is a demand for space of the type planned for the old Grand Union Hotel site, indicates a tendency on the part of large corporations to make their homes or branch officee in the vloinitv of railroad terminals. The contemplated removal of the spur on Forty-second atreet was another factor which led the developers to decide to go ahead with their plans.

Financial arrangements have also been completed which enable the corporation to go ahead with the actual building arrangements. New Flat for Wadsworth Terrace. Plans have been filed for a five story apartment house. 102x68, at 46 to 52 Wadsworth Terrace, for the Doclin Itealty Company. Oronenberg Leuehtug, architects, estimate the cost at $130,000.
