News, Comment and Re American Surety to Spend $2,500,000 in Building Annex Twenty-one Story Addition To Be Erected Around Present Site in Place of Schermerhorn Building Completed May 1, 1921 Structure of Steel and Gran? ite Facing; Will Greatly Increase Floor Space The American Surety Building at 100 Broadway, at Pine Street, is to be ex? panded at a cost of $2,500,000 by the erection of an addition around it on the site of the present Schermerhorn Building. The American Surety Building haa twenty-one floors. The Bite fronts 84.7 feet on Broadway and 85.5 feet on Pine Street. The Schermerhorn Building is T-shaped, with entrances on Wall and Pine streets and Broadway. The T-shaped part aiijacent to the Ameri? can Surety Building is to be used, in? creasing the Broadway frontage by 38.0 feet and the Pine Street side by 40.2 feet.

The Schermerhorn Building is to be wrecked and a twenty-one-story struc? ture, uniform with the Surety Building, erected on the site, the dividing walls being removed. The resulting building i will have about 12,000 square feet of rental apace a floor for seven floors above the ground and on tho eighth to the twenty-first an area of nearly 11, 000 square feet a floor. The structure is to be of steel, faced with granite. Work was begun March 1 on the foundations for the addition, which are being driven to a depth of sixty-seven feet, while- the Schermerhorn Building' standing. The building will continue in operation until July 1, when it will be wrecked.

It is expected to construct one more sub-basement. The new is expected to be competed by May 1, The Cauldwell, Wingate Company has the contract for all the work. The architect in charge is Herman Lee Moader, of New York, with Ernest Gra? ham, of ChicagOj as consulting archi? tect. The building addition, inoludingi altrations to the Surety Building, will cost a total of $2,500,000. The Scher? merhorn Building was purchased from the Astor estate last October at a price of $1,500,000, the appraised valuation many years ago.

Previous to the pur? chase the American Surety Company held a ninety-nine-year lease on the property, for which it paid annually 5 per cent of the appraised valuation of $1,500,000, amounting to as well as the taxes and carrying charges. The Liberty National Bank haa leased the banking rooms of the enlarged building for a long term of years. It is understood that the Wall Street sec? tion of the Schermerhorn Building has oeen acquired by First National Bank, which owns the building at the north corner of Broadway and Wall Street. $1,500,000 Rent To Be Paid Corner M. Montgomery Maze has leased from 1 Mrs.

Flora L. Thomas the four-story building at the southeast corner of I Broadway and Sixty-third Street. The building measures 116.2 feet on Broad? way and 148.4 feet on Sixty-third Street. Mr. Maze would not say what he intends to do with the property.
