CLAFLIN LOTS BRfflG TOTAL OF $604,225 Joseph P. Day Gets Good Prices for 481 Building Sots in Fine Transit Area. AVERAGE $1,223 PER LOT Buyers From All Walks of Life Drawn by Great Boom in Market. A survey of the list of buyers at the Cllflin estate auction held In the Vesey ttreet salesrooms yesterday shed a strong light on tha unprecedented conditions prevailing In the real estate market. The list contained but very few names known In real estate circles.

In other words the vast majority of the men and women who snatched up the 4S1 lota In the University Heights section of the West Bronx offered for salo by Joseph P. Day were brand now Investors, people drawn from cyery walk tnd sphere of Ufa who could probably ascribe their sudden Interest In land Investment to the furore caused by the housing shortage. In this respect yesterday's sale was een more significant than the Bennett auction on Juno 10 last, when Mr. Day disposed of 472 choice lots on Washington Heights. Then the general publio was Just beginning to perceive the new avenue of investment that was opening up.

Even at the Bennett sale, however, professional operators and builders were well In the minority, but yesterday they were so few and far between as to constitute a negligible buying factor. "Real estate has certainly becomo n. popular commodity," was the way In which Mr. Day phrased his Interpretation of the message conveyed by the results of the sale. "New blood has been Infused Into the buying market.

There has been a tremendous broadening of the public's Interest In real estate." Certainly there were few familiar faces among the crowd of at least 1,000 perrons who Jammed the auction room when Mr. Day banged the desk before him to Indicate that the sale was on. Nor were thers many old timers evident In the stream of bidders who kept filtering Into the salesroom all during the afternoon to take the placeiof those who had bought and departlfF All told it was a business like crowd' that had come out In eplto of weather conditions to pick up a few good bargains. Dripping hats, raincoats and umbrellas bore testimony to tha fact that the rain had done Its futile best to offset the effect of the advertising campaign waged by Mr. Day for some time prior to the sale.

In this respect tho auction was a repetition of the two preceding ones held by Mr. Day at Long where weather conditions also conspired unsuccessfully to defeat the auctioneer's efforts. Highest Price for a Lot $4,000. The total of the sales brought or about $1,223 a lot The lots on Sedgwick avenue and Klngsbrldge road, the western and southern boundaries of the estate, brought by far the highest bids. The top price was $4,600, which F.

Mirer, a builder and operator, paid for lot 366, at the centro of the arc on tie northeast curved corner of these tAoroughfares. These half doren fan shaped lots were dubbed tha "Tiffany Kttlng" of the estate. Mr. Mnrer also took lots 365 and 864 for $3,000 each. The Claflln residence, at the north end of the tract, between Claflln and Webb avenues, together with tha ten rorroundlng lots, was bid In by Fred T.

Burchell for 121.500. Mr. Burchell has leased tho mansion for some time. Tha remaining lots In, that block tibovo West 197th street, brought prices ranging from $1,250 to $700. In order to protect the buyers by giving them an uninterrupted access to Klngsbrldge road, the business thoroughfare between Webb and University ave-ues, Mr.

Day acquired twenty-four lots 'rem the II. U. Blnghl estate fronting on Cingsbrldgo road, Eames place and Webb and University avenues, and sold hem all yesterday at phenomenal prices. Tho five lots at the southwest corner of this tract were taken by Jacob Som-mers, a Brooklyn builder, for an apartment house site. The corner lot went to him for $3,100, and tha other four, fronting on Klngsbrldge road, for $3,000 each.

The lots fronting on Eames place brought from $1,550 to $700. Next to the 'Tiffany setting" lot tha highest price was paid for the lot ad-Joining on tha east, which went for H.500, nnd next to that In price was the lot at the corner of Klngsbrldge road and Webb avenue, fronting 32 feet and running back 131.13 feet, which brought Tho southwast corner of Sedgwick avenue and West 197th street, 25x103.06, brought $3,650, while the 6pposte, or northeast corner, with a depth of 116.74, brought only $2,400. The southeast corner of Webb avenue nnd 187th street "ought $2,200. Tho opposite or southwest corner was bid In at $1,800 by Mark A. Luescher, general manager for Charles Dillingham.

Mr. Luescher also took the two lots adjoining on tho south 'or $1,000 each. Spirited Bidding (or Honae. Lot 236 at tho northwest corner of Claflln avenue and West 196th stroet brought $2,350, while the corner diagonally opposite went for $1,050. The southeast corner of Webb avenue and 185th street went for $1,100.

Opposite, this corner, on lots 286 and "7. Is a two story frame dwelling projecting Into the newly surveyed street spirited bidding occurred when this, with three lots ndjolnlng on the south, put up. This struck tha keynote of the sale, for thereafter the prices wera maintained on an exceptionally high level. During tha first half hour of the sale fifty-two Iota on the block bounded by University and Claflln avenuo south ot 197th street weri sold for a total of $57,100, an average of $1,100 each.
