Based on the documentation Canada Trust gave us back in 1993, we made several important decisions that affected out lives.

First, my wife opted for early retirement and second, I made a career change. Both moves changed our financial picture quite dramatically but knowing we only had a short time left on our mortgage made the moves possible. We knew we would have a bit of belt-tightening ahead of us but we knew that the house would be paid for in about two years and, considering the fact that mortgage rates had gone down since 1993, our remaining payments would be considerably lower than what they had been. A few weeks ago, when it came time to renew our mortgage we were hit with the surprise of our lives. All of the numbers we had used to do our planning with were wrong, according to Canada Trust.

When we met we were informed that there were well over four years worth of payments left on our mortgage. We were shattered and shocked. I proceeded to show the loans officer our documents that backed our position. He looked at that them but didn't pay much attention. A calculation mistake had been made in 1993, he said which meant the numbers we had were wrong.

He referred us to someone up the ladder. It took more than a week before we were able to talk to him. It didn't do much good. He toed the company line and said there was nothing that could be done about the incorrect documents. He went on to say that if we wanted to stick to our original time projection he would have to increase our payments by about $70 a week, a totally outrageous situation, in our opinion, especially when mortgage rates have dropped by about three per cent.

It seems like the company is taking advantage of us. Canada Trust supplied us with the documents when we signed for the renewal five years ago and then sent us a second set confirming the first a short time afterward. The trust company has to have some sort of responsibility in this. Surely the documents that were signed are legally binding on both parties. Robert, Rockland Canada Trust didn't come up with an answer as to how things got screwed up so badly but the company did make good on the original deal and set things straight.

Your mortgage balance, your amortization period and your monthly payments are now in line with what you thought all along and your financial planning is right back where you want it. Canada Trust did you good, a decision which has renewed your faith in the institution. Hotel won't pay damages At the end of February I checked into the Plaza de la in Hull. The hotel is part of the Holiday Inn chain. I used the hotel's valet service to park my vehicle, a 1996 Lincoln Continental.

The car was left in the hotel's parking lot for four days. When I got it back I noticed that the driver's door had been damaged. I reported the damage to the hotel management and to the police. Later, after I returned to my home, I went to several body shops to get repair estimates. The cheapest came in at $556.

My deductible is $500 and I figure that the hotel should be responsible for that. When I approached the Holiday Inn I was refused compensation. Stewart Bitensky, Montreal BIRTHS Twins Are Home! General manager Michael Lucas doesn't deny the car was damaged but says there is no evidence that any of his staff had anything to do with it.

On the contrary, he says, it appears that someone vandalized the car by kicking in the door. That, he says takes the hotel out of it. The hotel's position and explanation were sent to you in a letter dated March 23 which you didn't feel necessary to pass on to Action Line. "When we are responsible, we act immediately to resolve the situation," Mr. Lucas said.

"I regret I have not succeeded in gaining his understanding of our position." Call Tony 596-3737, 9 a.m. to noon weekdays, or write: The Ottawa Citizen, Box 5020, Ottawa K2C 3M4. E-mail: Fax: 726-1198. Send photocopies of documents. Letters cannot be acknowledged.
