Although building loan associations have recorded tremendous gains in membership and resources since the war, there has been a steady withdrawal from one and two-family houses to apartment houses since 1924, according to Willard K. Denton, vice president and treasurer of the Railroad Co-operative Building Loan association. Denton revealed the anomalous condition here today in an address before the annual convention of the United States League of Local Building Loan associations.

He said: during 1924 more than 60 per cent, of the families in 257 cities were provided with either one or two-family dwellings, while only 31 per cent, were housed in apartment- dwellings. "Whereas, families provided for in one and two-family dwellings decreased by 19 per cent, since 1924, and the number of families provided for in apartment houses had increased 23 per cent." Building loan associations in the country now number 12,700, according to Denton, and membership has increased 200 per cent, since 1918, now totaling persons. Resources Increased 332 per cent, in the same period, reaching a grand total at present of CRADLED IN A SETTING of forested hills, Lake Peekskill, shown above, rests at the foot of the mammoth log cabin club house that J.
