V"«t Virginia K-IK Unnecessary, Costly Frills Eliminated From Rancher By Andy Lang The Ahsnciated Press Unnecessary or costly frills are conspicuous by their absence from this three-bedroom ranch, which nevertheless comes across as an informal and somewhat rustic piece of architecture. Its charm and cozy appearance are supplied by a board and batten exterior combined with stone, the large living room windows, the window trim, a planter box. attractive forward gable over the bedroom wing. Although the house has only 1183 square feet of habitable space, the rooms are in excellent balance and meet the needs of the average American family at an affordable price. A FULL BASEMENT is provided, so that a portion can be finished as a recreation room, hobby area or all-purpose cen- ter, but architect Samuel Paul has alternate plans for those who desire to build Design R-172 on a concrete slab. From the covered porch, you enter into a space which simulates a foyer. It is separated from the living room by a decorative space divider. Two large closets are to the right of the entry. The living room features the large front- window. Off the living room to the rear is the dining room, which has sliding glass doors leading to an expansive rear patio. Next to the dining room is the f u l l y equipped kitchen with the rear wall, mostly glass, flooding the room with daylight. There's plenty of room for family eating. The mud room and stairs to the basement have entry directly from the garage and from the exterior. The mud room has a closet as well as space for a washer and drver. ON THE OTHER side of the house are the three bedrooms off a hall which contains a linen closet. The master suite has two spacious closets with the bath directly off it. Two of the three bedrooms have double exposures. The attached garage, as shown on the floor plan, is for two cars but may be cut to a one-car structure if desired. If so. it would cut the over-all width of 69' by more than 10'. * t » THE SIMPLICITY of construction contributes to the economy of building this house. A main bearing wall is located near the middle of the house enabling the use of small-sized lumber. Despite such simplicity, the house has interest. The forward gable and receding planes, along with the varied materials, create a stimulating design. All in all. this is a good house for a budget minded familv.
