This Company has been constituted nnder the Act of Parliament passed for the Encouragement and Protection of Building Societies, of which great advantage has been taken throughout the kingdom with uniform success, and much benefit to the community especially to the working classes to whom it presents an attractive means of accumulating their savings by collecting them in small fortnightly payments, which are invested in making advances on heritable property to the Shareholders. Its objects are 1.

To subscribe, by small fortnightly instalments Shares of 25 each 2. To enable Shareholders to build or acquire dwelling houses or other heritable property, by obtaining an advance from the Company and 3. To afford a safe and profitable investment on herit able security for small sums of money. The operation of Investment Companies ia very simple and easily explained. A large body of individuals combine in subscribing to a general fond some of these subscribers have for their object the investment of their savings in a mode at once safe and profitable others join for the purpose of obtaining advances to enable them to build or purchase dwelling houses.

The accumulations of the former supply the latter the one lends, the other borrows and thereby the system works for their mutual advantage. It is also rich in Potash and Soda Salts in a word, it contains all the Fertilising Substances required by our cultivated Crops. It combines the qualities both of Guano and Superphosphate of Lime, and it may with great advantage be used for all the purposes for which these well-known and valuable Manures are now so extensively employed and so highly esteemed. In the case of the potatoes it was used at the rate of three cwt. per Scots acre, along with Lime Compost, and the crop is a remarkably good one and freer of disease than any I have yet heard of, the 6oil being a rather heavy clay. The turnips to which it was applied, along with a half dunging of farmyard manure, are the best crop I have seen this season, the soil being a sandy loam. James Mitchell. I used other two kinds of Manures to my Turnips and it is but doing justice to you to state, that your Manure has proved as much superior to them as it is inferior to Guano. If desired, the period of the loan may be afterwards extended, so as to render the repayment as easy as possible to the borrower and the balance of the loan may at any time be paid, and the property cleared of debt on very favourable terms. In this way any Shareholder, by paying into the funds of the Company a small fortnightly instalment, amounting at the end of the year to no more, or to very little more, than his usual rent may, in the coarse of a short period, acquire a dwelling-house unburdened with debt. Although principally intended for the working-classes, such Investment Companies may equally benefit persons possessed of Capital, vho, though desirous of acquiring heritable property, may be unwilling to remove the same from their business.

For carrying the objects of snch Investment Companies into operation, two plans have been adopted, the one on the terminating principle," which require any person proposing to enter after the lapse of a few years from the institution of the Company, to pay up the back subscriptions from the commencement, which is totally unsaited to the wants and circumstances of the classes for which such Companies are intended and the other on the permanent principle," which enables Shareholders to join at any time on the same terms, participating, from the date of entry, in the profits of the Company. The Scottish Property Investment Company of Edinburgh, by adopting the permanent principle, and liberal and equitable provisions for the management, has been the most successful Investment Company in Scotland. Its subscribed shares amounted, at the end of last year, to no less tbau 202,180, while it has made advances to Shareholders to the extent of 62,756. The Caledonian Property Investment Company has been established on similar principles, embody, ing, at the same time, other advantages which render the Company more popular and economical. The following is an outline of the leading features of the Company 1.

The entry money will be 6d per Share, which is intended to meet the expenses of management. 2. The Shares of the Company are 25 each, payable by fortnightly subscriptions of Is per Share. It is calculated that this fortnightly payment, with compound interest, representing a share of the profits, will realise the Share in about thirteen years; but any Shareholder may pay it op in a greater or less period, and in such instalments as may suit his convenience. 3.

Advances, in the order of application, will be made to the Shareholders to the amount of their Shares, to enablo them to buy or build dwelling houses and it may be arranged for the advance being made in instalments, as the building progresses. 4. An individual purchasing property may at any time enter the Company, and obtain an advance to pay the price, without any previous payment beyond the entry-money of 6d per Share and one month's subscriptions, for which he gets credit in his future payments. 5. The repayment of the loan may be spread over a period of six, eight, ten, twelve, or fourteen years and the period may afterwards be extended, if desired by the Shareholder, so as to reduce the amount of hie fortnightly payments.
