But ACORN and other groups argue that in today's booming real estate market the programs now serve to subsidize luxury condos. "We're giving up hundreds of millions of dollars in tax breaks and we're only getting luxury housing that would have been built anyway," said Brad Lander of the Pratt Center for Community Development. ACORN and other housing groups are calling on the city to reform the tax programs to ensure that developers only get the breaks if they agree to develop affordable housing as well.

In the meantime, they want to put pressure on Johnson and note that his development group, the Canyon Johnson Urban Fund, was founded to encourage community development in underserved areas. "The Williamsburgh Savings Bank building is a symbol of downtown Brooklyn," said Lewis. "We're sure that Magic Johnson doesn't want to be known as the man who turned the Williamsburgh Savings Bank into a symbol of gentrification and exclusion for low-income working families."
