The increased volume and lower average prices reflect the continued demand and increased availability of low- and medium-priced homes in Malibu, together with a decline in asking prices of sellers, whose expectations had been unrealis-tically high, Lowe said. The level of activity rose 34 in that category, excluding lease-option transactions. Sales of unimproved properties mirrored the trend in improved real estate with a total of 91 transactions at a total value of $19.5 million, compared to 80 transactions totaling $19.2 million in 1984. The average selling price of both beach lots and land-side lots was lower in 1985 than in 1984. Not included in the survey were sales to the National Park Service or other governmental agencies or charitable organizations.

Sales of condominium units and mobile homes rose to $10.3 million in 76 transactions from an adjusted $8.2 million in 61 transactions in 1984, an increase of 26. The division also represents and markets corporate-owned properties for sale. Relocation director Mary Lynn, a broker and 16-year real estate veteran, is experienced in relocation and sales management and started the Sands Relocation Division in addition to opening and managing the firm's Northridge sales office. Bennye Gatteys has been named top producer for 1985 of Merrill Lynch Realty's Upper -Bel-AirGlenridge office.
