If possible, get several expert opinions on the re-sale value of the house.

These GI mortgages are not gifts from a grateful government Every $100 over the normal market value will cost $4 per year as a bonus for your eagerness to buy at current prices. Don't accept the first asking price; try to get the seller to take a lower figure, even though you have been assured by the agent that "the mortgage is going to be easy to get- Keep your monthly carrying charges--interest, taxes, repairs nearly in proportion to your weekly earnings as possible. The old rule-of-thumb principle of devoting of your monthly budget to shelter may go a bit haywire in the present-day market But bear in mind that every extra that you add for shelter must be shaved somehow from your food, clothing, insurance, entertainment and other items. Pay special attention to the soundness the structure itself. Study the joists and underpinnings.

Study the heater and the condition of the plumbing. A run-down house can double the carrying charges in no time and these compulsory repair charges rarely increase the value of the property. In fact, the wise home buyer includes a repair'item in his shelter budget, especially if he buys an old property. Do not be under any illusion that, if you find the overhead for the home too high, you can unload the property quickly and "get out from under." There is no provision in the GI bill which will preserve the equity in the house, if you find yourself slipping back in your mortgage payments. A debt is a debt and a GI mortgage is not a bonus.

The ownership of a property entails a long-time resnnnsihil- ity. Even though houses are "selling like hot cakes" today do not forget that this condition can change practically overnight--in fact, it is now changing. The time you may be most eager to sell may be just the wrong time to unload. Do not buy a house when your job does not look as though it were permanent. Many a young fellow has found that a house can become a millstone around his neck if he finds a greater opportunity awaiting him in another city or even another neighborhood.
