NEW STORE Photograph shows new Broadway store opening Saturday in The Meadows shopping Center, Las Vegas. The square-foot, $10-million facility on south side of mall was designed by Associated Architects Planners. It is second Broadway in that city. Walls are natural tones and carpeting is a deep burnt orange.

MAr NOT TOSCAU is Jj Wonderfully Livable Homes in the Sea County of Laguna Niguel Two new stores a Broadway and a Vernay's will open Saturday in The Meadows shopping mall, adjacent to the Las Vegas Expressway between Decatur Blvd. and Valley View, a short distance from downtown Las Vegas. The Broadway, situated at the center of the two-level mall's south side, was built at a cost of $10 million and is the second Broadway to open in Las Vegas. The Vernay's, built at an estimated $100,000 cost, is the latest of a growing chain of specialty stores in the Las Vegas area.

The Broadway has two main entrances, a departure from the company's usual styling. One of them opens into the men's clothing area from the first level of the parking lot. A third entrance opens off the lot's second level and two additional entrances open off each mall level. Designer of the Broadway was J. Pujdak of Associated Architects and Planners, Los Angeles.

The store's interior was designed by WalkerGrad Inc. of New York City and special lighting for the store has been designed by Steward SilverExhibition Planning Inc. of Scarsdale, N.Y. Developer is Dayton Hudson Properties Inc. of Minneapolis.

The Broadway, reportedly the largest full-line department store group in the western United States, is the principal division of Carter Hawley Hale Stores Inc. of Los Angeles and has stores in California, New Mexico, Arizona and Nevada. The three-level Broadway store is finished in a warm salmon-colored brick. The building's focal points are the recessed entrances topped by sparking chevron-patterned mosaics in bronze reflective glass. Vernay's was designed by Burke Nicolais Archuleta, Los Angeles-based architectural and interior design firm.

One interior feature is a totally flexible wall, allowing merchandise displays for a wide variety of heights. Another feature is a platform to provide a solution to the merchandising problem of coordinating women's pants and tops at eye level. The platform cuts down in back to the existing floor level, affording extra space to accommodate the length of pants compared to the length of tops and simplifying coordination of separates. An irregular ceiling conformation provides for both indirect lighting and spotlights in certain areas. Most of the information contained here has been disseminated elsewhere in one form or another; Hanford performs a service by summarizing such advice as avoiding negative cash flow apartment buildings (try to find one in California that isn't!) and purchasing potential condominium conversion projects based on their value as rental properties.
