Karen Black admits to her husband Oliver Reed that "This house is more than I thought it would be." Such understatement elicits unintended laughter. Miss Black has persuaded Reed to rent for the summer from slightly dotty brother and sister (Eileen Heckart and Burgess Meredith) their shabby turn-of-the-eentury Georgian mansion on a huge remote country estate.

Since S900 for the entire summer seems a bargain Reed agrees even though there's a catch: they'll have to leave trays of food for Miss Heckart and Meredith's ancient mother, ensconced in an attic suite. "She'll be no trouble at all," says Miss Heckart breezily. "You probably won't ever even see her." Very quickly, however, the house (in actuality the I. W. Hellman estate preserved by the city of Oakland) begins wielding a malevolent power.

Reed's chic, spunky aunt (Bette Davis) starts deterioratimg rapidly (but nobody seems to notice). And Miss Black becomes totally obsessed with the house and begins to dress in bygone styles (again nobody seems to notice). Producer-director and co-writer (with William F. Nolan) Dan Curtis, creator of the TV serial Dark Shadows and the terrifically popular TV movie "The Night Stran-gler." fails in "Burnt Offerings" to make the incredible credible. That anybody would actually rent a place with an unseen occupant in the attic is hard to swallow in the first place, but that's just the beginning of the film's increasingly heavy demands upon our willingness to suspend disbelief.

What's more, that everything is played absolutely straight only makes Miss Black and Reed seem like perfect idiots for staying on in such a malevolent atmosphere. "Burnt Offerings" that title's meaning remains unclear to the end is too trite, too drawn-out and repetitious, too poorly motivated and finally too vague in the nature of its supernatural evil to make it. This United Artists release is the kind of picture that induces its cast to act up a storm. Most effective is perhaps Reed, trimmer and more disciplined than usual. Others include Dub Taylor as a grubby handyman and Anthony James as a cadaverous chauffeur in Reed's nightmares.
