Sale of Charles Town, Bowie reported near By Dale Austin bun Staff Correspondent it rA K' a Bowie Talks that have been going on for months reportedly have progressed in days toward the reaching fruition. In the case of Bowie, it has been on the market for several years, and many prospective purchasers have expressed interest. But in each case, track executive vice president and general manager Al Karwacki, has said, "no serious offer has been made." It is known that lawyers for the horsemen have talked to Marshall Jacobs, chairman of the board, based in New York. Karwacki said Jacobs had told him of the talks, but Karwacki described them as little more than inquiries. Reports in Baltimore, however, have it that the owners and the buyers have zeroed in on a price, as yet undisclosed publicly.

Some sources have set the asking price of Bowie, which controls 112 days of racing each year, at more than $12 million. "but it had been from the buyers. Early this month, Dan Manella, executive vice president of Rapid-American, owners of Charles Town, confirmed at a horsemen's appreciation dinner that negotiations were going on. "The Markus group actually applied for a dates meeting beginning July 1 but as of right now, that seems a little bit early. I understand that they have a few wrinkles to work out.

It's a very complicated contract they are working on. We have advised both parties that when they are ready, we want to see the final contract to make sure what's happening. I understand they're very close to a sale." When reports of the negotiations first surfaced last fall, Manella reportedly said that the Charles Town track was not for sale unless someone wanted to pay a price. That price, it develops, was about $12 million and the buyers persisted in going through with the talks that now seem to be eral of the corporation officers are based. No price has been disclosed in the attempted purchase of Bowie.

Persons recently mentioned as interested are, owner-breeders Michael Wettach, Robert Manfuso and John Merryman. Some of their acquaintances began saying this week that "they've bought Bowie," and that an offer had been drawn up as requested by the Bowie owners. operator of a motel across from the Charles Town track, has put together a group that includes 10 from West Virginia, three from Maryland and two from Virginia. West Virginia Racing Commission chairman Roger Ramey disclosed yesterday that the men have received a clean bill of health in terms of financial responsibility and that an FBI check had uncovered no criminal backgrounds. "We had been hearing about negotiations for months," said Ramey, purchase of two area race tracks.

Reports out of Charles Town, W. indicate that a 15-man group is about to buy Charles Town Race Track for approximately $12 million. Local businessman Charlie Markus heads a group that has been checked out by the West Virginia Racing Commission and whose members have received a clean slate in investigations concerning their financial responsibility and any possible police records. Reports have been making the rounds for weeks concerning preliminary talks between representatives of a group of Marylanders and the owners of Bowie Race Course.
