There conld be no better indication of the new turn things have taken in real estate than the success last week of the first auction sale made in this city for years.

There have been sales by order of Court, but no old fashioned, knock-down AUCTIOW SALS WITHOUT RBSXRV has been success fat before for years. 8everal attempts have been made since the panic to sell real estate otf in this way, but the enthusiasm that made these sales so popular before 1873 had fizzl1! out, and ther were dead failures. Last week, Flersheim, Barker of this city, offered, by direction of the owner, without reserve, at auction, the property 125 and 127 West Washington street, 40x150 ieet. The attendance wan erood, the bidding active, and the property was finally sold to Jacob and Henry Beiciler. The price obtained was $76 a foot, several dollars better thau the lowest price of the seller.

The result of the sale was satisfactory to all parties. The affair is a straw, but is one of great sirrniflcaprie. Several important sales were made during the, week, of business-property, the details of were withheld for the present. There is 4k4ood demand for improved PROPERTY IN THE BUSINESS-CBNTItB, but purchasers are as yet not ready to accept the terms of holders. We And the belief prevalent among capitalists that the competition for investments that is now pusning up the prices of stocks and bonds will soon beerin to affect real estate, the only securit' which has not materially risen in price.

We report this opinion tor what it is worth for the consideration of both buyers and sellers. A sale of residence property at a price that makes it a bargain was reported bv Mr. A. T. Averell.

He sold for the estate of Washintrton 8micii the house and lot 58H avenue, between Sixteenth and Eighteenth streets, for $42,500. The lot is 83xl70, and the house, which is of stone, has a frontage cf 45 feet. The purchaser was Jacob Rosenberg. Mach ical Purveyor, and 1 was nurse, in the test case which proved that a bonetaken out of the human body may be reproduced, even when the periosteum seems to be destroyed, aui is certainly torn to shreds aud driven in fragments through the muscle. Well, Dr. Kelly permits me to refer to him, aud will, I think, tell you that I am not likely to make a suggestion without reason.

Dr. Baxter will also. I think, recommend a trial ol any treatment 1 should icsist upon; and 1 do insist ttiat you shall erive the "Old Chester-County Cure for Hydrophobia a fair trial, and publish the result. I know from unquestionable authority that, in the early part of this century, an ignorant German of Chester County, Pennsylvania, ac auired, and kept until his death in extreme old age, a very widespread reputation for curing Hydrophobia; that he guarded his secret carefully, and always attended his patients iu person. He carried his medicine with him, and it was known to be a root which he himself procured in the woods.

He stewed a portion of this root in a pint of sweet inila, which he himself drew from the cow; stewed it slowly, and stirred for a half-hour; then gave it to his patient fasting, i. before breakfast; permitted him to take neither food nor drink, except water, for six hodrs after taking the milk; and repeated the dose on three successive mornings. Intelligent people of that county have assured me that no instance of failure was known in auv case he treated and that, in one, the patient had been seized by spasms before hi arrival, so that the medicine was administered by force, and the patient recovered. Upon the old man's death, a son sold his recipe for $1, and it was simply two ounces of elecampane-root stewed in a pint of milk, and given so that the digestive organs would have nothing to do but appropriate it. When it produced nausea, he gave the dose slowly, but always warm.

Now, we know that elecarapane'is highly medicinal, and that milk is an autidote fur most poisons. We know that all schools of medicine agree in having failed to discover any cure for this frightful malady and is it too much to ask you. as men in sympathy with the sorrowpr of the race, to giv this cure a carefol consideration? I have been publishing it for eight years, first through the Pittsburg Commercia'. Cue man, iu Ohio, wrote to the C'ommere a', to say that he had tried it in the case of twenty animals, cows and hogs, bitten by a rabid dog. Two years after no evil effects had appeared.

Four persons have written to me for the recipe after having been bitten, and none of them have taken Hydrophobia. I am moved to address you now bv the fact of receiving a letter from a gentleman iu this city, who has recently been bitten, and by the fact that it reached me iu time, as by an accident, the day I returned from Northern Miunesota, where 1 had gone to spend tne summer. I find it useless to try to get people to cut the recipe out of a paper and preserve it and, if this cure is what I believe it to be, it should be known to every doctor and to every one else whose life is endangered by the dog-keeping mania which proclaims the lingering barbarism of the race. What I propose to you is, that vou take measures to secure a rabid dog, shut him no, and expose animals to his bite treat some with the elecampane and milk, others with any other specilic, and leave some without treatment. This would test its efficacy, and lead to some scientific certainty about the nature of this disease and its remedy.

In the meantime, I shall insist that elecampane and milk will prevent, if not cure, Hydrophobia and bold everv doctor morally responsible for the death of any patient he may have treateqwithout trying it. Jane Geet Swisshelm. P. S. Mr.

Miller, of the First National Bank, has written me for this Hydrophobia-cure, and I only got here in time to prevent his letter being forwarded, and probably his chance of life lost. J. G. S. THE EMMA MINE.

Special Correspondence of The Tribune. Des Moises, May 15. An action has just been commenced in the United States Circuit Court here, by Erwin Davis, against EL H. Baxter, involving one-twelfth interest in the celebrated Emma Mine. The plaintiff alleges in bis petition that Trainor W.

Park and H. H. Baxter held ic trust for him one-twelfth interest iu the mine at the time the sale of the mine was made in England, and that Baxter never accounted to him for but $15,000 of the money received for his interest. Baxter is a large landowner in Iowa, and the plaintiff has attached the land. Baxter has given an indemnifving bond, pending the action.

It Is expected that some important disclosures regarding the sale of the mine will be made, and it3 true inwardness made manifest. TOE FINE ART SALE. I Black, to 7 I to Kt 4 I 2.. Any mors 3. Mates accordingly PAUL MORPDY AS HE IS. OLD SLAKDET.S REFUTED PES PICTUKES OF THE CHESS MONARCH INTERESTING DETAILS OP HIS CONDITION. To lovers of that noble, intellectual, and refined pastime, the Ume-henorea of chess, who have been accustomed to regard Paul Morphy as its living oracle, and who have followed his brilliant career, from the time when he, a boy of 10, first learned to marshal his forces upon the checkered battle-field, till the time when, still a mere youth, he met and vanquished all the veteran heroes in the service of Caissa, it is sad to reflect upon his present condition upon the abrupt termination of a life so full of prospect and promise.

It is a mournful picture to see the possessor of this wonderful mind, a man whom nobilitv has oeen eager to honor, and to whom the greatest intellects of the world have made obeisance, wandering alone on the streets of his native city, poor, sought by none, seeking nooody, apparentlv forgetful of the past, indifferent to the future, unconscious of the sceptre be could yield at will, the victim of a strange hallucination that prompts him to devote all of his enemies to an insigniticant, hopeless case at law, which, if gained, would yield no pecuniary or other advantage. His burden, and the grief of his friends and relatives are sufficienlly great, without attempts to aggravate them by calumnious reports in regard to his intemperance, comoative proclivities, impudent annovance of the opposite sex, and no other offensive peculiarities. A glimpse of Paul Morphy is a satisfactory refutation of all such charges. Neatness, sobrietv, amiability, modesty, dignity, culture, and refinement are all undeniably represented in his dress, and face, and manner. Of low and unsishtly stature, and of darkish hue, only those that can see below the surface of things will reeognize in his shining eyes, developed forehead, and amiablo bearing, the extraordinary being.

Of a perfectly harmless character, of a truly noble and liberal disposition, he possesses that chivalrous spirit which, being founded on moral consciousness, allows no infringement on one's dienity and self-respect, but, in opposition te arroeant self-conceit, is in complete accordance with bashful modesty. This pure and beautiful personal integrity will, probably, through the love of the aoole game, not only be preserved, but even be brought to a still higher standard of perfection." These words, occurring in Max Lange's book on Morphy, written at the time of the chess hero's transatlantic triumph, would appear not at all inconsistent to me if written to-day, if we except the prediction in the last sentence and who can say that it is impossible for this yet to be fulfilled? On the street in New Orleans last month I frequently saw Mr. Morphy, but I was longer in his presence, and bad a better opportunity of studyin" him, at the old Spanish Cathedral, on Easter Sunday, thau elsewhere. He paid devout attention to the services, and appeared thoroughly familiar with all or the ceremonies, always assuming the kneeling nosture, and moving his head and 'ips responsively at the right time, without apparently taking the cue from any of the worsniping thron At one time an untidv person brushed aeainst his back, and he seemed distre Madison, Prairie du Chien Iowa Express Wisconsin Minnesota, Green, 5:00 Dm 7:45 121 12 t.a,LaLii uuiuuinu, com uiaiiuiug 11 M. This must have occurred twenty or thirty times, as he stood behind a massive column for a few minutes, in a pos'tion in wnich it was impossible for any one to see him from the direction in which he'looked. Analyses that would require weeks of laborious study on the part oi tne greatest masters, he would niaktfas rapidly as his eyes could look over the squares. His eisht or ten blindfold games, played simultaneously against stron players, appeared to require no more attention than tne perusal of a book or paper.

With rare exceptions, he appeared to know intuitively tlie strongest moves that could be made. His uncle, Ernest Morphy, during his visit in Cincinnati many years ago, told me bow Paul when a child, would suddenly drop his knife and fork at the table, and set np on the checkered table-cloth a proolem that had suddenly sprung into his head using the crnets, salt-cellars, and napkin-rings for iec s. I asked him if his nephew was remarka-le for anything else than his peculiar aptitude for chess, and I recollect that he stated, amongst othei things, that, after his return from a strafe opera, he could humor whistle it from bcinnimr to end. ne most extraordinary work on Paysiologv e-er pao-iisrieu. The Loudon Lancet says: No person shouli 1 without tills valuable book. The author is a nobis aversion to youthful sports, he never taaing any part in out-door games or youthful exercises So it seems that cness is not to blame for his present singular condition, except as it represents a portion of the mental operations in which his brain was constantly employed. It is unquestionably an instance of a brain excessively developed at the expense of the physical man, leaving the mind expanded to the utmost bounds of sanity, and ready to wander outside its limits on the occurrence of some peculiarly exciting circumstance and this happened, probablv in the sudden realization that what he had considered a comnetency was expended, and that he had become, for the present at least, dependent. After Laltllja8Jin no condition to reason-to see that he had lived extravagantly while abroad and after his return, and that his expenditures were in excess of his share of his father's estate.

He imagined that he bad been defrauded, intentionally or through mismanagement; hence the litigious course he has pursued. Possibly his aversion to chess came through associating it with his misfortunes, his heaviest expenditures havnv occurred while away on his victotious tour through Europe Some have thought a complete restoration of iiia normal mental condition might follow a renderin" of the particularized account he demands from Trustees or Administrators, for he is wonderfuslv acute at figures, and might be convinced if incontrovertible calculations were placed before hiin. ny it is not done is not known; whether on account of an impossibility, the amount of labor and trouble, or because of an indifference thai is thought justified through the entire saUsffction I other interested parties. I understand that he has a right to demand such an account, and that he could enforce it, probably, if be were not regarded as insane, or if others would join his cause for the saae of humoring him. It is said to the reproach of certain lawyers that wonld auvise and encourage him his hopeless case as long as lie bad money to fee them, but that now they will not Jrtve him a hearing.

Suggestions in reference to medical treatment amount to nothing, because he acknowledges no ailment. Efforts have been made to induce him 10 travel, that his physical health might be benefitted and that his mind might be diverted from its ab-soroing subject but be regards this as playing iuto the hands of his enemies, says his absence from New Orleans is just what they are scheming for and avows his intention of remaining to defeat them on their own ground. It is distressing to admit that Paul Morphy is hopelessly lost to the intellectual world. Mnst that superhuman mind be forever devoted to the pursuance of such a petty, insignificant object, when it is capable of exerting such wondrous power The gratitude of ail mankind awaits him who can devise some means forgiving flesh aud strength to that attenuated body, and restoring the equilibrium of that disturbed brain, thus replacing this EesiraMs IipnM aufl OnimpyeS REAL STATE A.T AUCTION.
