Few Chicago people except those connected ith the enterprise are aware that a territory four blocks In width, from Thirty-Fifth to Thirty-Ninth streets on the nor.h and south, and three-fourths of a mile in length, from Ashland avenue on the aest to Morgan strert on the east has been ploltf.i with an solely to the needs of manufacturers and shippers, provided with every facility quickly dispatch or receive gooda and merchandise, eith. by rail or water. Some time ago John A. Spoor and Frederick W.

Winston, acting in behalf of a syndicate, bought what is known as the Robbies tract, lying ithin the boundaries mentioned, and announced that it would be called the 'Central Manufacturing district." Whether this mean, anything more than that a number of wealthy men had invested in a real estate em; rprise from which they hoped to realize large profits the general public knew little and cared less, when, as a matter of fact, this project meant more to Chicago than an-y undertaking for many years. It meant teat manufacturers and wholesalers could be relieved of the intolerable annoyances and loss occasioned by delayed shipments ar.d stopped all talk of the necessity for removing to some outlying tract, where witching facilities be had without prohibitive expense. It meant the building of thousands of homes for the better class of skilled laborers In a section which they bave heretofore avoided, and the influx of bo many mechanics Is bound to give an impetus to building operations throughout the southwest quar; or the city. So much in general It means to Chicago. The district Is cut Into two nearly equal parts by the south fork of the south branch of the Chicago river, which has recently been ao improved as to provide for all classes of shipping: it is honeycombed with the tracks of the Chicago Junction railway, and more will be laid whenever and wherever they are needed, and it is not crossed by public streets.

These facilities are in themselves sutfici-ut to attract business men. but the company offers greater inducements. They have, built and ill build for desirable tenants buildings especially constructed for the purpose for which they ara to be used, and into or alongside of these buildings the Chicago Junction railway will put tracks, so that cars may be loaded direct from the shipping-room. And this feature Is made more attractive because any car may be loaded with goods for any part of the country, and the railway company will haul it to a union freight depot, from whence it will be promptly dispatched to Its destination, and all ithout additional expense or trouble to the shipper. Many firms doing an enormous business are located in the district, and others are contemplating an early removal, but for the small manufacturer there has so far been no provision.

For this latter class F. W. McKinney has a plan which, if It can be worked out. will prove of great public benefit and place the beginners In the manufacturing business oh equal footing with their older and richer competitors, so far as shipping facilities are concerned. Mr.

McKinneys proposition is to erect large buildings to be known as tenant factories, and he has gone so far as to have plans drawn and partial STOCK Illinois Central tracks, for $30,000. The property Is taken subject to an incumbrance of $13,000. which the grantee assumes as part consideration. As part of the remaining purchase price Ludlow conveys to Lanyon propetty on Lake avenue. 150 feet south of Forty-Fourth place, west front, SOxlt'i fee; at a valuation cf $10,500.

Two deals without date or consideration from Fred M. Garthwait. hose estate Is cow in the bankruptcy court, to Bruno F. Heller, were filed for record Thursday. One conveys the property at the northwest earner of St.

Ohio, and others. The consideration was $30,000. Elizabeth Nuuemaker has purchased the three story stone front residence at Michigan boulevard of the Illinois Trust and Savings bank for $22,500. The secure part of the purchase price she has given to Wm. H.

Margaret W. Rhodes was the purchaser, the consideration being $58,000. The other important sale was in the case of Frank C. Osborn vs. Frederick J.

Sanford et al. The property consists of several lots in S. E. Gross' Boulevard addition to Chicago, in the town of JelTerson, and the highest bid was $82,541. Frar.k C.

Osborn was the purchaser. Frederick A. Britten and Peter F. Reynolds have sold to John Walker the apartment building at the northwest corner of Sheridan road and Leland avenue. 100x150 feet, for $117,500.

The sale was made subject to an incumbrance of $55,000. Mrs. Clara Henricl has bought of Fredk. A. and A.

W. Anderson the six flat apartment building at 1448-50 Montrose boulevard, 50x134 feet. Just east of Sheridan road, for $31,000, subject to an Incumbrance of $13,000. si Mrs. Harriet Blair Borland haa bought from Mrs.

Charlotte C. Farr eighty acres on the Green Bay road In the southern limits of Lake Forest. The consideration Is not given out, but in part exchange Mrs. Borland conveyed the four story eight flat building at 4454 Oakenwald avenue, and the twelve flat building at the northwest corner of Rhodes avenue and Thirty-Eighth place, each valued at $25,000. The Lake Forest property Is vacant, and it Is reported that Mrs.

Borland contemplates the erection of a handsome summer home there. Ex-Judge Nathaniel C. Sears has purchased the premises at 313 Fifth avenue. 25x94 feet, of Helge A. Haugan.

The consideration named in the deed was the nominal $1. but the purchaser has given the State Bank of Chicago a trust dee-d on the property to secure a payment of $55,000 In five yean at 5 per cent Interest. As part of the purchase price the grantees have given back a trust deed on the property to Francis A.

Lockner, trustee, to secure the payment of $55,000 in live years at 5 per cent interest. It Is the Intention of the purchasers to make extensive improvements in their plant. The formal transfer of the apartment building at the southwest corner of St. Lawrence avenue and Forty-Eighth street by Magnus Swanson to Florence M. Behmyer was completed recently by recording the deed.

The building is a three story and basement structure occupying a frontage of ninety-eight feet on St. Lawrence avenue. The price paid was $60,000. Wallace L. Da Wolf baa executed a trust deed to the Chicago Title and Trust company to secure a loan of $30,000 on property at the southwest corner of Wentworth avenue and Sixty-Third street, 87x141 feet.
