In the inside distriot proper no great trade was closed last week. Several important transactions are under negotiation, however, that may be beard from any day. Wabash avenue continues as an important factor in the situation. The lease of a Peck court corner by George F. Kimball, with the prospect of a good improvement accentuates this fact.

The seven story store and office building to be erected at Harrison street and Blue Island avenue indicates that the lesser retail streets are beginning to receive the attention they deserve. Industrial projects multiply. The new brick yards projected for a point to the southwest of the city are the latest project of this kind. The manufacturing towns in general are doing well, a good demand for sites being reported. The elevator to be built by Charles Counsel-man at Ninety-second street, South Chicago, probably opens the way for other improvements of this class.

The river 4s crowded, and a movement of elevators south must occur some time in the near future, so why not sow, interested persons are asking. ThbImtxb OcsAjr last Sunday published full -particulars of syndicate operations on the North Shore, whereby $1,000,000 worth of property now covered with water, but shortly to be reclaimed, goes into strong hands. These transactions, engineered by Mr. Henry K. Cooper, are the most important of the year, as a residence district superior to any in the City is to be created.

ANOTHER WEST SIDE Incorporation of a Com away with 15,000, -OOO to Bolld a Raid. The Metropolitan Elevated Kail way Company has been incorporated with a capital stock of $15,000,000, for the purpose of building a West Side elevated line. The company proposes to acquire its own right of way, and not build over the streets of tho city. The proposed line will be from some point on Fifth avenue west over a double decked bridge at Tan Buren street, or Just south of that street and west alongside of the alley between Congress and Van Buren streets to the city limits. A spur to the south will leave the main track at Ogden avenue and run parallel with this thoroughfare to Twentieth street and thence west to the city limits, A corresponding northern spur will leave the main track west of Paulina street and run north to Milwaukee avenue and parallel with that street northwest to the Jefferson town line.

As this is the first company proposing to acquire West Side right of way by purchase rather than by donation, it is worthy of respect and careful consideration. It is in ferred that the alley road company is behind the project. The West aide is badly in need of increased transit facilities, which can be best furnished by the erection of a system of elevated roads. The attitude of owners is such, however, that no company DroDoeirjtr to use streets can hope for suffi cient suffrage to obtain a if ordinance that will hold good in law. Kimball, the plate glass dealer, the property fronting 109 feet oa Wabash avenue and running east 180 feet on Peck court, being the -southeast corner, for a long term of years, at $10,000 per annum. This establishes a value, on the 6 per cent basis, of $300,000 for the ntTA4-w at Knot SI iwr fooA for the Wabash avenue frontage. On this land, now vacant, a fane structure is to be erected for the use of the Kimball firm.

The building will probably be reven stories high, with wails of sufficient strength to sustain three additional floors when it is thought proper to build them. It will be remembered that Mr. Kimball, baving been compelled to remove from his resent locution at the northwest corner of Wabanh avenue and Congres street by May 1, iBXi, on account ot nis lease expiring, leased a store on Wabash avenue, between Congress and Harrison streets. This will be rented to one of several parties who are nego tiating for it. It was secured, lest a better site might not be obtainable.

The store at Congress street and Wabash avenue has been leased to parties who will divide the space among a number of tenaats. Work on the Kimball Building will commence atones, and it will be hurried to completion. The lease of the northwest corner of Wabash avenue and Twelfth street has been dosed. It involves the erection of a seven-story building at an expense of over $100,000. The corner has been leased by Walter L.

Peek to Frank M. String-field for a term of ninety-nine years. The lot has a frontage of about CO-feet on Wabash avenue and 100 feet on Twelfth, street The annual rental is $6,000 or 6 per cent on a land valuation of $100,000. This is equivalent to $2,000 a front foot for the Wabash avenue frontage, or $20 a square foot. The north half of this lot was purchased a year ago by Mr.

Peck from Mrs. Fannie Rosenfels for $38,000. The premises at No. 110 and 113 Wabash avenue, on the east aide ol the street, and midway between -Washington nd Madison streets, the lease of which fox a term of six years was recently negotiated by the Chicago ileal Estate and Investment Company, have been occupied by the Henry Sears Cutlery Company. The figures were inaccurately stated at the time.

The firm pays $39,000 for the term, and on the usual basis of computation fixe a value of close to $6,060 per front foot for this property. Some yean ago when this firm was located at the northeast corner of Lake and State streets, the opportunity was presented of leasing for a long term property adjoiaing the premises it now occupies on a basis of a trifle over $1,800 per front foot. Interest is largely centered in Wabash avenue at present.
