REAL ESTATE AND BUILDING. John H. Hall, of Emery estate, turned yesterday from Duluth, v. here he attended the annual convention the National Association of Building wners and Managers. He is in an opti1 istic frame of mind regarding plans lormulated at the convention for the to.

ment of conditions among the interdirectly represented by the associau itu an agreement reached to 0.1. Seventy-five were cities, represented, weir plans into effect as quickly as posivie. throughout the length and breadth the land. the themselves as of dissatisfled association with an expressed portant feature of the income tax law," said Mr. Hall, "and it was decided make every effort to have it repealed.

This particular feature of the law, under present regulations, has resulted in tenants who exempt holding out rent. This entails needless work on amount they on are taxed when paying their ings and the Government. associapart of the tenant, the owners. of buildtion will work, have the tax collected directly owners of buildings, which wills considerably. simplify the methods of procedure matter attention was the alleged high-handed, methods insurance companies insuring property of members of the association.

It was the generally expressed opinion that insurance rates are entirely too high, and that the association should come the relief its membership. It was cided after some discussion that a plan that would give the relief wanted should be worked out within the asscciation. other words, the association will write insurance for its members, if the plan under consideration is feasible. association will endeavor hereafter to get the right kind of laws passed in those states where a workmen's compensation law is in effect, so as to equalize the burdens incident to the enforcement of this law. As it is now the tendency in most states is to throw the greater burden on the employer and make conditions for the employee easier than is equitable and just." Mr.

Hall returns from the convention with the Impression that Duluth is a wonderful city, and that its possibilities for future growth are incalculable. He said that the Minnesota Steel Company, branch of the United States Steel Company, is building a model city in connection with its plant that will surpass any other city of the kind in the country. The homes of employees will be of a distinctly modern type, and will have every convenience that will insure comfort and the right kind of living. This company already mined 000 tons of iron ore, and the value of its product which has been mainly distribin the Northwest and Canada, valued at $100,000,000. The ore, as fast as it is mined, is converted into the finished product instead of being shipped to Pittsburg by lake steamers as has been the custom in past years.

matter of interest to Cincinnati real estate men," said Mr. Hall, "came under observation while attending the convention. A company has been formed within the National Association of Real Estate Exchanges, and known as the National Real Estate Investment Associates Company, which has for its object the laying out of subdivisions in different cities and selling lots at prices that will insure quick and handsome profits. The company cleaned up $40,000 on a subdivision in Duluth that it promoted during the past few months. certain amount of the company's stock is allotted city in which there is a Real Estate Exchange, no member of such exchange being allowed to buy more than $500 worth stock." Mr.

"boosted" Cincinnati with all his might while at the convention. He distributed pennants bearing the word and postal cards advertising this city's advantages--all supplied him by Carl Dehoney, of the Chamber of Commerce--wherever he went. While attending a performance of "Ready Money" Duluth theater, he managed to substitute bundles of these pennants for the used in the play. In one of the acts it is the business leading man to "dig down in his jeans" and produce in a hurry bank rolls plethoric size. When, in place of the stage money, he jerked out of his pockets the Cincinnati pennants, the 400 delegates present roared with delight over the neatness with which the Queen City's rivals had had it put over on them, The leading man rubbed it' in on the rival cities by in the coat lapel of pinn'ng a pennant his, Hall associates.

will start a movement to have all delegates to the Atlanta convention in 1917, who pass through suitably entertained, and then invited to continte their journey southward in special that the local contingent will charcars ter. Allan Waters, superintendent of agents the Union Central Life Insurance Comhas under consideration plans for pany, the construction of quite a residence near his present home on Bivouac avenue, in the Kentucky Highlands. He has bought through Auctioneer Lawrence R. Jones 131 feet on thoroughfare, the price being about $3,300. Another purchaser there, the opposite side, was J.

M. Fisher, connected with one of the banks. who bought 100 feet. The realty belonged to the Bigstaff estate. Giuseppe Cucinatta, has made a purchase of Montgomery avenue, in the neighborhood of Cleneay avenue, in South Norwood, which is the first transaction of any consequence in that immediate territory in years.

Although that section of the city appears to be in need of atores, merchants, who a also wanted to own their realty, appeared to hesitate to put their money into the neighborhood. Cucinatta has acquired 58 feet on the east side of Montgomery road, 125 feet south of the corner, from the Cleneay estate, through. Cleneay, Nourse Huntington. He will improve it with a two-story building and the ground floor will contain a fancy grocery and fruit store. 'The entire investment will be about $15,000.

'The Cleneay estate also has a deal on for tie southeast corner of Cleneay and MontComery. The Oakley Presbyterian Church has revised -its plans about a meeting place. Yesterday Architect E. H. Dornette started work on the plans for a basement: to the church.

The foundation will be put in and roofed over. This will serve as place of worship, until the congregation is able to construct the superstructure. Mrs. John Clark, whose husband is in the ink business, has bought through E. M.

Costello Son the eight-room brick residence, 3020 Gilbert avenue, Walnut Hills, from Jane L. Morrow, the price being $5,000. The Southwestern Publishing has leased of John F. Dietz a portiona of former desk manufacturing plant on avest Third, near Plum, for five years, at 7 monthly rental of $150. Following is a partial list of the names buyers in Hamilton County whose deeds are on' file in County Recorder Hoyle's office and are awaiting claimants, lists to be published from day to day: Date of Record.

MADISONVILLE -No. 6320 Main large rooms, with gas and water. EXHIBITIONS OF SKILL And Daring in Fire Fighting Will Be Features of Chester Outing. Daily exhibitions of skill and daring in fire fighting will be features of the three days' outing Chester Park Thursday, Friday and Saturday, according to the announcement the General Outing Committee of the Firemen's Protective Association yesterday. The following is a list of the dally events scheduled during the outing: Ladder climbing, hose coupling, sliding down pole, two horse quick hitch, first water contest and firefighting features.

Prize waltzes and twosteps every evening. Boat, swimming, running, sack, egg, potato and other races. Three sets of prizes were announced yesterday for the most popular fireman in each of the four districts. The Art prize will be $20 in gold, the second $15 in gold and the third $5 in gold. Fireman Tim Murphy, of Hooks 9, who has been a driver in the department for 25 years, and has the distinction of never having had an accident in that time, will be honored by his comrades on Saturday, the last day of the outing.

Murphy was recently awarded a medal by the Ohio Humane Society for his record and his love and humane treatment of horses. His comrades thought that the event was never given sufficient public recognition. They offered to triumphantly take him to Chester in an auto. "The horses for mine," replied Murphy. "I don't want an auto." So he will be allowed to drive to the park Saturday one of the engines which will take part in the big exhibition test.
