Existing home sales, however, have dropped, according to the figures released by the SCV Association of Realtors.

On Feb. 9, 1989, there were 415 single-family homes sold ycar-to-date. The average price was 5195,563. Figures released Feb. 8 of this year show 222 single-family residences have been sold at an average price of $236,638, 17.4 percent more expensive than last year.

Meanwhile, townhouse and condominium sales have more than doubled over last year's to-date statistics. In the first five weeks of 1989, 49 townhouse and condominiums were reported sold at an average price of $119,562. In the first five weeks of 1990, 106 sold at an average price of $136,417.95, a 12.4-percent increase from last year's to-date statistics. Jim Lewis, executive vice president of the SCV Association of Realtors, said while the average young couple with two incomes can easily make monthly payments, it's difficult for them to come up with the down payment. "If young people arc fortunate, they have parents who have a home that they can take out equity on it's almost the only way young people can get into owning a home," Lewis said.

Lewis said the trend toward purchasing condominiums is a matter of dollars and cents. "It's affordability, as prices rise people have to settle for purchasing what they can afford," he said. Lewis said he recently came across statistics that showed Americans were less able to save money than their European counterparts. "That's America, people don't save we have more things to spend it on," Lewis said. Lewis said he expects interest rates to affect sales.

"I think they (interest rates) will be relatively flat and slightly lower toward the end of the year," he said. "When interest rates are good, there are more buyers and prices will rise again.
