PAGE SIX, I REAL i Syndicate Buys Lunch Compar Sixteen Story Structure at Pear Buft atre Site of Century I H. L. Moxley Co. sold for the Central Syndicate Building Company the sixteen story office building at 820 to 324 Broadway, northeast corner of Pearl 75x150. to the Morgenstern Brothers Syndicate.

Baldwin H. Schupp. president of the Moxley company, stated yesterday that the deal Involved the renewal of the lease on the ground floor and basements with the Citizens' National Bank for a long term at a considerable increase In rent. The building was built by the selling company for the purpose of providing a permanent borne for the bank. It has among Its tenants the Arkwright Club, the Standard Textile Products Company, each oc e.upying two entire floors; the United 8tates Finishing Company and several bleachery and cotton goods houses, as well attorneys and real estate operators.

Negotiations for the resale of the property to a prominent investor by same brokers Is pending. Exckaase Buffet Company Buys. The sale of an interesting parcel in John street has Just been concluded after nego- Mauvuo cAicuuiug liucnuibkcmj uvci a period of more tfian two years. Through Manning Trunk the Exchange Buffet Corporation acquired from the Volkenlng estate ft to 23 John street, old four and story buildings occupying a plot of about 10,400 square feet. The property was bold at about $675,000.

It is the intention of the buying company to erect a new building of undetermined height on the site. Frederick Putnam Piatt probably will be the architect The lunch company will occupy part of the ground floor, all the basement and sub-basement in the new structure, and will lease the balance of the space. The plot has an interesting history. Between 1800 and 1810 it was the site of the old John Street Theatre, which was located at the rear of the plot and reached a ten foot alley, still in existence. In the front of the property it was a refreshment park and lawn, where it was the custom of those attending the performance to obtain refreshments during the intermissiona About five years ago the property was leased to the late William Ooekroft, but bis death terminated improvements contemplated at that time.

Knox Building In Reported Deal. Acoording to reports in circulation in 5th av. real estate circles yesterday a group of builders have negotiations well advanced for leasing for a long term of years the ten story Knox Building at the southwest corner of 5th av. and 40th opposite the Public Library. The structure, 86.10x125, probably will be altered into a commercial structure at the expiration of the present leases. It was one of the first co-operative apartment houses erected in Manhattan. W. Albert Pease, and M. Loewenthal were the brokers.

The comparison does not hold with regard to eggs, and in some instances butter, when the individual buys of the retailer. While this may be a "fair price" It did not exist throughout the city, retailers selling as high as ninety cents a dozen. The maximum fair price for onions was quoted at eight cents a pound, while butter (fresh) was to be sold at seventy-sir and storage butter at seventy-two cents a pound. It was announced by Mr.

Williams that conditions in the sugar market are expected to revert to normal by the end of the present month, if not before. Mr. Williams expressed himself as being pleased with the action of Congress with regard to the passage of the McNary Sugar Control bil which has been signed by President Wilson. The bill perpetuates the Sugar Equalization Board. After this month Mr.

Williams believes that the ruling price of the commodity will be either fifteen or sixteen cents a pound at the maximum. Nine million pounds of Cuban sugar, which was delivered here recently, will not retail at more than ten cents a pound, he believes. A gradual reaction in the market prices of many foodstuffs, Incident, perhaps, to the near approach of Congressional action on the peace treaty, is looked for by the Food Administration. Mr. Williams stated yesterday that be expects to receive within a few days a report from tho Levy Dairy Company, which a short while ago volunteered to sell bottled milk through small retailers on a cash and carry basis of sixteen cents a quart.

A steady increase in the sale of navy foods was reported by Dr. Jonathan C. Day, formerly Markets Commissioner and now Special Agent for the government.
