CENTER HALL divides this house into distinct zones and gives access to all rooms. Entrance can he at either end of the hall. BROAD OVERHANGING EAVES and a white roof give this house efficiency and smart modern lines. So broad overhanging eaves to shade all windows from the midday sun, a light colored roof to reflect radiant heat, extra insulation and complete ventilation of rafter spaces, plus a west wall without any windows are some of the features that distinguish HW-12. Such careful engineering to combat heat gain in summer and heat loss in winter should result in a much more comfortable home even when not equipped with air conditioning. The architect, Samuel Pa\il, has kept operating efficiency foremost throughout this plan. The house is divided into three distinct zones: 1—the living room, dining and kitchen zone;' 2—the bedroom zone, and 3—the recreation room which opens on a rear garden patio. This makes it practicable to air condi- tion the bedroom zone only during the evening and night when most needed, while cooling for the living-dining and recreation areas could be turned off at night when not needed. The house is planned to have its long sides face in a .north-south direction. For an opposite side of the street, the plan would be reversed to keep its windowless wall toward the west to block the hot afternoon sun. Direct sunlight is kept off all main windows. The overhang above dining room and kitchen windows is 3^2 feet, so that even if these windows should face south no noonday summer sun would reach them even in northerly regions. The overhang above the living room windows is 5 feet. In addition to SVi-foot overhangs for all bed- room windows, the master bedroom has a balcony overlooking the garden and this shades the sliding glass doors of the recreation room. For added window insulation, the architect suggests double glazing. Continuous screen venting is provided along the soffits under the eaves to clear roof spaces of excess heat. Such air washing of attics has been found to be another major factor in cutting air conditioning operating costs. One large house in Ohio was able to use a 3-ton, instead of a 5-ton air conditioner, because of its power ven tilated attic. Exhaust fans in kitchen and bathrooms help to create air changes throughout the house. An interior bathroom, mechani cally ventilated and lighted by a plastic dome skylight, is another feature. This keeps both bath rooms, kitchen and laundry plumb ing closely grouped for economy The house could be built withou a basement, but since it is design ed for a minimum of excavation the basement offers an abundant of storage space as well as laun dry and heating plant facilities i addition to an extra lavatory con venient to the recreation room. Statistics: Design HW-12 covers 1,510 sq ft and contains 30,900 cu. ft. Recreation room has a flooi area of 230 sq. ft.; garage 370 ft. The architect estimates thi house can be built in the Camden N.
