The course of prices has been steadily upward and the number of transactions grown more and more numerous ever since the new year WI Initiated until at the close of Its ft month we are able to report an aggregate of sales exceeding that of the busiest- months of lost year. For four weeks ending the. morning of the 29th instant the consideration' value. of deeds recorded in the County Recorders office represent the enormous sum of 2820000. while the largest transactions for any one month in 1868 were in March.

with about 2800000 as the total sum. The aggregate for January. 1868 was 1720000 for February 2700000 and for September about 2 00000 the Utter month approximating to within 20000 of the totals for- Match. It iust be remembered. too that these.

figures represent in each instance the entire- transactions for each. month. white our summary for the current- month Is. exclusive of its last two days. the figures for which we hate not as yet obtained.

Surely suck a showing is this should be sufficient to convince the most skep. tical of. those few people who are apt to regard real estate investments with anything rather than favor and who last Autumn so confidently predicted a general collapse in the market. how very fallacious their Ideas on this point have proved. Nor do we anticipate.

by any means. that the market has attained to anything of a relative Importance to that which is still to come but. on the contrary. we axe in dined to the supposition that the first month has only made a suggestive beginning. which will be dwarfed by the future months of this year.

In Oakland property there has also been a marked advance. alike in the obtainable prices and in the number of transactions since the year opened. The Improvements In the ambitious little city are of a marked and progressive character. One of the most notable of them to which we have hitherto had occasion to refer. the construction of a' dam across the.

San Antonio creek. near the Twelfth street bridge. we had an opportunity recently of seeing for ourselves. The little lake which has been formed by means of the dam is certainly very pretty. and must enhance the value of property in its vicinity especially that which skirts its shores.

The lake will become a favorite resort for holiday visitors from this Lide the bay. because of its picturesque- appearance and the splendid opportunity it affords for boating. The streets in Oakland are in much better condition than they were last Winter many of the principal of them having been macadamized and now presenting. a cred. liable appearance.

We are surprised however. that where one might reasonably expect to find sidewalks there are none. and it appeared to us that the few we found are by no means adapted to a city with such aspirations as the terminal metropolis. Writing of streets. by the way.

reminds us of our own and. writing of them in their present lamentable condition. we are tempted to exclaim In the words of the legend ballad. Oh misery I On Friday last. while the rata osme pouring down.

we were witness to a scene on the northerly portion of Kearny street between Washing ton and Jackson streets in which two horses stuck in the mud knee-deep. struggling poor brutes to free the loaded wagon which they drew. from a gutter of the most amazing dimensions. and we wondered whether imagination could picture a slough of more utter despondency than thleliteraUy seemed.
