Sullivan pwsulllvanegannett.com Phillip Pouncey is putting up a $1 million office building in an Ann Street area that much of Montgomery's new development has passed by.

Pouncey said the investment already is paying off: a fellow contractor is set to move into a warehouse and offices, which feature wood pine floors and exposed trusses. That traditional look gives the building a feel that Pouncey said is reminiscent of downtown's riverfront development. Bringing the area the visual appeal of downtown's redevelopment is one way in which Pouncey also hopes to bring the sort of redevelopment downtown has enjoyed to parts of town that currently are being dismissed as bad investment. "There are a lot of places that people don't have a vision for what could be," he said. "There's a lot of potential in Montgomery in areas that look like they have no hope." Building a office and warehouse complex a couple of blocks from Zelda Road wasn't part of Pouncey's original plan.

He wanted to develop property on Troy Highway, but his focus changed during a Sunday afternoon drive home from church. While wrestling about where to follow through on his idea for a unique office building, he drove by an abandoned lawn equipment repair shop on Fifth Street. What Pouncey saw was not just the decaying structure, but what could replace it. He had been toying with an office complex design for a couple of years. Suddenly he knew his vision would unfold on two acres at 2449 E.

Fifth St. He purchased the land, demolished the repair shop and put his design to work. Much of the structure's features are borrowed from renovations near the riverfront, he said. Heart pine flooring was brought in from Georgia. Trusses were left exposed in the ceilings.

On the outside, Pouncey, who specializes in high-end residential and construction projects, said he wanted bricks that looked used, but that also would hold up. He found new bricks at Jenkins Brick Co. that give the building a decades-old appeal. recent investment like it in the neighborhood, according to a nearby business operator. Charlie Edwards, vice-president of Edwards Plumbing and Heating on Jean Street, said most of the area's recent changes have involved homes.

"Houses have given way to little offices and commercial businesses," he said. "(I) haven't seen anything in the scope of what he (Pouncey) has done." Edwards hopes the huge investment winds up supporting the commitment he made to keep his company in the area. "It's only going to be a plus to help keep crime down and property levels up, which is what everyone is after," he said. 3v "There are a lot of places that people don't have a vision for what could be. There's a lot of potential in Montgomery in areas that look like they have no hope.

Edwards added a warehouse in 2006. Another neighbor also welcomed Pouncey's commitment. Jim Gowan, who runs Go-wan Iron on East Fifth Street, said the development was a boost to the whole business district. "There hasn't been a whole lot happen in a good while on this street," he said.

"It will upgrade the neighborhood and make everything look better." And Pouncey may not be done. After explaining what makes the new building unique, Pouncey admired the huge trees providing shade nearby. He lives just a few minutes from where his new office will be located. That fact played a part in his decision. He anticipates more growth in the neighborhood he clearly favors.

"I'm a firm believer that new growth encourages more new growth," he said. "People have stopped and commented on the great new light in the neighborhood. Building something new and fresh can change the whole outlook in the area." r1 i A 4 5 M1 Contributed Contributed HMMA continued to make a number of cars bound for Canada. To continue the Old World attractiveness, Pouncey's design called for several metal shed roofs that resemble awnings. They highlight the front of the building that faces east.

"We borrowed the riverfront idea of shed roofs, more of a historic look," Pouncey said. "They are like what you used to see in the old days." To complete the impact, Pouncey purchased four green, roll-up warehouse doors at a cost of $22,000. The doors are 18 feet wide and 14 feet high, he said. Hyundai Motor Manufacturing Alabama made 25,387 vehicles in June, the second-best monthly total since May, when HMMA rolled out 27,157 units. HMMA, which shut its production line this week for the July 4 holiday and mid-year engineering changes, expects less production in July. But the plant is only slightly behind pace to meet its goal of 300,000 units yearly.

Hyundai made 12,276 Santa Fes in June, the last of the 2007 models. When production resumes next week, HMMA will make only 2008 models. It began making 2008 Sonatas in mid-spring, and the plant rolled out 13,111 of the midsize sedans last month. Hyundai has not announced what changes might be made on the new Santa Fe, but they're expected to be minor. I DECIDED TO SEGMENT THE COMPENSATION OF DIFFERENT CLASSES OF EMPLOYEES.

Hyundai Motor Manufacturing Alabama produced 12,276 Santa Fes in June. Through the year's first six months HMMA made 142,186 vehicles.
