On any oarcel of land having an average wfdfn of less than fifty (50) feet, (I) which parcel was under one ownership at tho time of tho adoption of this ordinance, when tho owner thereof owns no adjoining land, or (II) which parcel Includes nol less than (1) entire lot as shown on any subdivision map which was recorded In the office of the County Recorder of the County prior to tho adoption of this ordinance and which parcel has an average width of riot less than thirty- seven and ono-half (37Vi) feet, or (III) which parcel IB shown as a lot on any subdivision map which may hereafter bo recorded In the office of said County Recorder after approval of said map by the Board of Supervisors In Iho manner prescribed by law, the width of each «ldo yard may be reduced to ten (10) per cent of the width of such parcel, but In no case ahall the width of any such aldo yard bo less than three (3) foot. 2. Ono-famlly dwellings on adjoining lots may bo built to the common lol line bolween such lots upon approval by tho Planning Commission of plans therefor and In case a width equivalent to the width hereinbefore required for tho side yard thus occupied on each such lot bo added to the width of the olhor side yard on the name lot. 8. On a corner lot adjacent to a key lot tho sldo yard on tho street sldo of such corner lot shall have a width In addition to that hereinbefore specified, so thai Ihe lotal width of such jddo yard shall bo equal to not less than forly (40) per ccnl of Iho front yard depth required for tho lots to tho rear of such corner lot, to a maximum width of ten (10) fcot for such side yard, provided, however, that this regulation shall not bo so applied as to roduco the bulldnblo width, after providing the required Interior sldo yard, of any such corner lot to less than twenty (20) foot. 4. In case a dwelling Is so located on a lot that the front or rear thereof faces any sldo lot Uno. such dwelling Hhall bo not less than twenty-five (25) fent from such lot lino. (f) Rear Yard Required! Bach lot shall have a rear yard of a depth equal to not loss than twonly (20) per cent of tha depth of Iho lot, to a maximum required depth of twenty-five (25) feet for such rear yard. SECTION 15. REGULATIONS FOR R-2 DISTRICTS The following regulations shall apply In all R-2 districts and shall be subject to the provisions of Section 27 of this ordinance: (a) Uiea Permitted: 1. All U8os permitted In R-l dls- trlctn, subject to tho securing of a use permit, as provided in Section 33 of this ordinance, for any use for which a UNO permit la required In an R-l district. 2. Two-family dwellings. (b) Building Helaht Llmlti Two and one-half (2V4) stories but not exceeding thlrly-flvo (35) feet In height. (o) Building Site Area Required: tiamo as specified for R-l districts; provided, however, that thnre may be not lo exceed ono (1) one-family dwelling or ono (1) two-family dwelling on any ono (1) lot, except as otherwise provided In Section 27 of this ordinance; and provided, further, that one (1) additional ono-famlly dwelling or two-family dwelling may be erected for each additional flvo thou- Hiind (COOO) square foot of area by which Iho lot on which such dwelling In erected oxaeeds five thousand (5000) square foot in area, (d) Front, Side and Rear Yarda Required! (D) No building: shall be so located on the lot that the rear thereof abuts on any street line. . (E) In no case shall any building of the group be closer to any other building of tho group than a distance of ten (10) feet. (P) Each lot upon which a dwelling group Is constructed shall have a rear yard of a depth of not less than ten (10) feet; provided, however, that thero may be deducted from suoh width a portion of the width of any publlo street, alloy or park upon which such rear yard abuts to an extent not exceeding one-half (H) the width thereof and not exceeding five (B) foot. SECTION 17. REGULATIONS FOR R.4 DISTRICTS . Tho following regulations shall apply In all R-4 dlatrlols and shall be subject to the provisions of Section 27 of this ordinance: (a) Uaea Permitted: 1. All uses permitted In R-l districts, without regard to the securing of a use permit for any suoh use. 2. Two-family dwellings, multiple dwellings and dwelling groups. 8. Hotels. 4. Clubs, lodges and fraternity and sorority houses. B. Museums not operated for profit. 8. In an apartment houso designed, constructed and/or used for twenty- four (24) or moro families or In a hotel designed, construcled and/or used for fifty (60) or more guest rooms, thero may bo conducted a business Incidental thereto for the convenience of tho occupants and the guests thereof; provided that thero shall be no entrance to such business except from the Inside of the bulldlngr In which tho namo is located, and that tho floor area used for business purposes shall not exceed twenty-five (25) per cent of tho ground floor area of such building, and provided, further, that no Blreot frontage of any such building shall be used for any such business and that no sign shall be exhibited on Iho outside of any such building In conneclion with such business. 7. Tho following uses, subject to the securing of a uso permit In each case, as provided In Section 83 of this ordinance: (A) Hospitals, rest homes, sanitariums, clinics, and other buildings uaed for the treatment of human ailments, (B) Philanthropic and charitable ln- BtltlltlOUB. (C) Automobile courts and automobile camps. (b) Front, Side and Rear Yards Required: Same as specified for R-3 districts; provided, that for uny building of more than two (2) stories In height, the width herein required for each sldo yard shnll be Increased by one (1) foot for each story by which the height, of such building exceeds two (2) stories. SECTION 18. REGULATIONS FOR C-1 DISTRICTS The following regulations shall apply In all C-l districts and shall bo subject to the provisions of Section 27 of this ordinance: (a) Uses Permitted! 1. All uses permitted in any "R" district, without regard to tho securing of any uso permit, except that In any C-l district which Is entirely surrounded by "R" districts or by suoh dl.strlcls and Iho County boundary, a use permit, as provided In Section 83 of this ordinance, shall be required for the establishment of any uso for which a UBO permit Is required In U-4 districts. 2. Stores and shops for the conduct of any retail business; automobile service stations for only the sale of gasoline, oil and minor accessories! banka; barber shops; beauty parlors; conservatories; dressmaking, millinery, shoe and tailor shops; messenger offices; professional offices; storage ga- ragea; sludlos (except motion picture studios); telegraph offices; theaters; and othor business uses which, in the opinion of the Planning Commission, aro of the same general character as those enumerated In this sub-section and will not be obnoxious or detrimental to tho district tn which located. 8. Outdoor advertising signs and outdoor advertising structures, except that no such use apart from a place of business herein permitted shall bo permitted tn any C-l district which is entirely surrounded by "R" districts or by such districts and the County boundary. 4. Publlo garages, automobile repair shops, automobile service stations at which Koneral repairing Is done and undertaking establishments; subject In such case to the securing of u uso permit, as provided In Section 83 of Ibis ordinance. (b) Yarda Required: None cxcepl: 1. Every building or porllon thereof which Is designed, Intended and/or used for any purpose permitted In R-4 districts or for uny automobile court shall comply with the provisions of this ordinance as to rear yards and side yards which are required In R-4 districts; provided, that when the ground floor of any such bonding is uaod for any commercial purpose, no side yard shall be required adjacent to u street linn, except as hereinafter In this soetlbn provided. 2. In tho case of a C-l district which Is entirely surrounded by "R" districts or by such districts and tho County boundary there ahall be provided on each lot In that portion of such district which la located In any one black a yard adjacent to the street bounding such block of a width or depth equal to that required for yards adjacent to said street tor the remaining properly In Ihe same block: except that on a corner lot In such C-l district -which I* adjacent to n key lot the aide yard adjacent to tho street shall bo of a width equal to not IPHH than oni)-half of the depth required for front yards on the lots to tho rear of «uch corner lot. Electroplating Food or fuel yard, distributing «r storage Fruit canning or packing Junk .yards, except as otherwla* provided' In this section Machine shop Manufacture of: clothing, cosmetics, feed, furniture, macaroni or shoes Paint mixing Poultry or rabbit raising, slaughter* or live storage Stone cutting or polishing-, except M an accessory to a JeWler'a shop Storage elevator Tinsmith shop Truck storage, service or repair Uses excluded from M-i districts by tho terms of this ordinance. 4. Junk yards only when conducted entirely within a buUdlmj completely enclosed on all side's or when entirely enclosed within a fence approved by the Planning Commission. 6. The use of power-driven tnachlh-• ery Incidental to any Of the uaos permitted In said C-2 district, (h) Yards Required: None except: 1. Every building or portion thereof, which is designed, intended and/or" used for any purpose permitted In R-4 districts or for any automobile court shall comply with the provisions of this ordinance as' to side yards and rear yards whloh are required In said R-4 districts, provided that when the ground floor of any such building Is used for any commercial purpose, no sldo yard shall be required adjao-* ent to a street line. r 2.
